Home inspections are critical - even if prices are drifting up

Home inspections are so critical - most everyone needs to have one prior to closing on a real estate purchase.  And not all inspectors are the same -- make sure you have a seasoned veteran doing the inspection -- and make sure you get a written report with lots of pictures.  this report can be well worth the money just in negotiating with the Seller for repairs.  I always include a copy of the report to the listing agent and ask them to forward it to the owner.  Even the "flippers" like to have the report -- so they can get the workers they used to go back and do it right.  Every nickle of the report cost is well worth it.

A home inspection unless it's a tear-down or total rehab is essential.

Our inspection contingencies requires that we provide the seller with a copy if we're asking for repairs.
