Princeville Kauai condo (and house) + short sale update for the week of Apr 29th to May 5th

Aloha,

May is starting out in full swing with three condos going into escrow and four homes selling. The general consensus is that the market is in recovery – and we did handily surpass April 2011 sales of 58 with 71 this past month. Condos were well above last April, with 33 sales, 10 of which were in Princeville, compared to 23 total last April. Homes had a slight increase, going from 27 to 29. Take a look at the update where you’ll see some great new low pricing on Ka’iulani and one last opportunity to get into Nihilani in the $300K’s:

New Listings:
The developer is putting some of their Ka’iulani units back on the market at new lower pricing. Ka’iulani 55 is priced at $975K, Ka’iulani 53 was first priced at $1.295 but adjusted immediately to $1.075M and Ka’iulani 3 came on priced at $1.350M. All three of these units have been priced much higher; 55 initially came on the market in 12/06 at $1.7M, 53 was at $1.8M and $1.995M. Great pricing on these units now! Leasehold Pali Ke Kua 233 is on the market at $489K. It sold in 6/01 for $390K. Villas of Kamali’i 22 is new priced at $799K after being purchased for $950K in 6/07.

Back on the Market:
The developer’s Ka’iulani 11, which is priced at $1.350M is back on the market after being temporarily withdrawn back in 1/12. Two short sales unfortunately fell out of escrow: Sandpiper 203 sold for $370,500 in 7/04 and reduced to a bank approved price of $185K as it came back on the market; Nihilani 7B sold from the developer for $686,080 in 4/07 and is back active listed for $370K. Two other Nihilani units of the same floor plan are in escrow listed at $330K – don’t miss out on a chance to own a very nice condo in one of the newest complexes at a great price. Email me ASAP if you are interested in this unit as I don’t expect it to last long.

Contingent:
Resale Ka’iulani 48 went into escrow with a list price of $985K. This unit sold for $1,502,610 in 9/07 and is not a short sale. Bank owned Ali’i Kai 9F went into escrow attractively priced at $219K. This upstairs unit sold for $560K in 9/05 and was foreclosed on in 1/12. Short sale Nihilani 21A is back in escrow after falling out on 4/13. Listed for $469K, this unit sold previously for $778,745 in 10/06.

Withdrawn:
Ka’iulani 52, another developer’s unit, was withdrawn while listed for $975K.

Temporarily Withdrawn:
Developer’s Ka’iulani 2, priced at $1.250M, was temporarily withdrawn.

Price Changes:
As noted under “new listings,” Ka’iulani 53 came on the market and immediately adjusted to $1.075M. As Sandpiper 203 came back on the market, it went from $188K to the bank approved price of $185K. Now on to your Princeville home update where I’m happy to see no new listings and four sales!

The property at 3837 Kaweonui is my listing and was a good value at $699K – it got even better this past week with a price reduction to $649K. Although built in 87, this home was totally renovated and has granite tile countertops, tile flooring in the entry, dining, living and kitchen and boasts a huge master retreat upstairs with it’s own sundeck.
