Ever Get Tired of Trying?  Don't Ask a Distressed, Upside Down Home Owner.

I'm a Northern Virginia Short Sale Agent and part of my job is to counsel home owners who have attempted loan modification and been denied, and now find themselves facing foreclosure.  Short Sale is a great way to have more control of the situation, do less damage to your credit in the long run and so forth.  It is far more desirable than foreclosure.  It's a logical choice.

However, I understand the emotions that drive a person who has been in talks with their mortgage companies over loan modification and other attempts at "work out" to want to turn around and walk from their homes.  Why bother?  Haven't they been through enough?  Waking up every day with the same weight bearing on them day in and day out is torturous.

Yet, to achieve the best result, they will need to take a deep breath every morning and summon the strength to put in one more day of waiting, or talking with the banks.  A Short Sale isn't necessarily easy, but it does lead to a less damaging outcome in the long run for distressed, upside down home owners.  Having a good Short Sale Agent at the helm to help guide them and shoulder some of the burden will certainly help.

It's true Christine, the short sellers have been through so much usually before they actually get to this stage. It's hard for them. Very hard.

The expiration of the Mortgage Debt Forgiveness Act is something all distressed homeowners should be made aware of. It's one thing to owe a bank and have your credit shot - and a whole other thing to owe the IRS.

Karen:  It may make no sense to a Short Sale Agent why they would walk away on a logical level, but on an emotional level I certainly understand.

Marte:  In Northern Virginia, there is still time to get under the wire of that deadline.  Get the Short Sale on the market and get working toward Short Sale Approval while properties are moving quickly.

Elizabeth:  Easy for us to say, sometimes hard for those in the throws of the emotional turmoil to truly understand.

Chris Ann, I always have to applaud you for going the extra mile with short sales!   These listings are more time intensive, needs constant attention, and you deal with emotions running wild.     Sellers contemplating a short sale should always hire an experienced short sale agent --- CHRIS ANN CLELAND!

Joan:  Your last comment "It is not the cheeriest job in the world, but it is certainly worthwhile to help families in distress."  is right on!  Isn't that really what sets those of us who do consistent, multiple short sales and do them well from other agents?
