I'm a Northern Virginia Short Sale Agent and part of my job is to counsel home owners who have attempted loan modification and been denied, and now find themselves facing foreclosure. Short Sale is a great way to have more control of the situation, do less damage to your credit in the long run and so forth. It is far more desirable than foreclosure. It's a logical choice.
However, I understand the emotions that drive a person who has been in talks with their mortgage companies over loan modification and other attempts at "work out" to want to turn around and walk from their homes.
