The harder a property is to sell, the more lessons we learn.
Over the years we have been blessed with some truly challenging properties.
The most memorable was one on a mountaintop in Durango Colorado.
It was on the border of the Ft. Lewis college. The access to the property which went straight up the mountain, had to cross land owned by the college.
The owner of this mountaintop masterpiece had asked the college to let him cross their land. They said no! He did it anyway.
For several years he got away with his unlawful entry. The college offered to sell the strip he needed for access to him. He ignored the problem.
Then he died suddenly in a small plane crash.
His heirs were stuck with a dilemma. they continued to pay taxes etc for a while. The property eventually was foreclosed on.
We were the lucky marketing agents chosen by the bank!
The first hurdle was to gain a legal access. It took months of negotiation. We did work out a temporary solution to allow the showing of the property.
Walking up the mountain for a quarter mile had not been acceptable to most prospects! Go figure.
Cooperation with the college was a welcome change and did eventually allow a successful sale of the property.
Not only did the experience stretch our creativity, but it taught us more effective negotiation skills.
Face the challenges with an open mind. Find the people who can help. Share the perceived road blocks. NEVER give up! Solutions are there somewhere. Accessing them may be a little difficult but approach them with faith and determination.
