In April 2012 there were 204 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 19% more than last month. Here’s the breakdown of overall activity.

Sales volume rose again from March sales. Average prices shifted downwards for detached homes, but rose for attached. Buyers are negotiating only about 2 - 4% from asking price across the board.

 

At the end of April 2012 there were 690 Oceanside homes for sale, a decrease of 3% over last month, the second decline in a row. This represents an inventory of 3.9 months for detached homes (down from 4.2 months in March) and 4.2 months for attached homes (down from 4.4 last month) based on the current rate of sales over the last 6 months – the Oceanside market is getting even more competitive for buyers.

In April 214 Oceanside homes came on the market, a drop by 15% from March new listings. During April the number of Oceanside homes going pending (199) also declined, by 8%, from last month following 2 months of significant pendings.
