Unlocking The "Craigslist Code" for More Real Estate Leads

By
Real Estate Broker/Owner with Ad Maker Tool & Real Estate Auction Systems

Does Craigslist make you smile?  It makes a friend of mine, Yates, smile.

Yates was asked by a client, who was a real estate agent, to help him launch a new website and get it ranked on the 1st page of Google.  Yates is very good with SEO and researching keywords, but it’s nearly impossible to get ranked on the 1st page for competitive keywords.  Even for the “less” competitive keywords, it can take months before you show up in searches.

This is HUGE issue for all real estate agents with websites.

You set up a website.  It looks great, provides valuable information about you, your listings, and even has a way to capture visitors into your lead system.  BUT, how do you get LOTS of visitors immediately without spending TONS of money?

Yates discovered CRAIGSLIST was the ANSWER.

Once he realized how many buyers were looking at Craigslist in his area (St. Louis), he spent hundreds of hours posting thousands of ads, to figure out the BEST strategies for turning those “lookers” into clients.   Not too long after he figured it out, Craigslist became the number one source of buyer leads for his client.

I know, I know there are scams and spam and criminals lurking around every corner, so why bother?  Right?  Well, quite simply, he hasn’t found a better, more consistent source of FREE buyer leads anywhere.

After he figured it out, Yates worked with my brother Kevin and me to create a system using his strategies.  In the process, we also put together a comprehensive guide explaining these strategies called “Cracking the Craigslist Code” and that guide is currently available on Amazon for $9.97.

Now, the good news.

I don't do much on Craig's list if any, so I' curious to see if it's worth it or not.

Thank you for revealing the secret. It will come in handy for a lot of us. Craigslist has been a great source of free leads, especially for the rental market.

I'd love to download the book Tom, but then link in your post just comes back to itself when clicked.  It does not go to the actual download.

Tom - very nteresting, thank you so much. It is like with every else. It works if you know what you are doing and it doesn't work if you don't.

Often we say it doesn't work simply because we didn't know

Hi Tom,

Thanks for the information. I look forward to reading it. I am new to the business and appreciate any help or tips I can get. I have found open houses a good lead source for me. However, I need far more than I am getting from open houses.

Thanks for your comment Jackson,

We actually haven't tried advertising anything but real estate on Craigslist.  I definitely know the ads you are talking about in other sections of Craigslist.  We often get asked if our strategies can be used for things other than real estate and the quick answer is "yes".  However, the real value of posting on Craigslist is that you can drive traffic to your website.  Yes, it's great if you find a buyer for the property your are advertising, but it's even better if you can turn that visitor into a "lead" on your website by offering a FREE foreclosure list, access to search listings or something else that gets them to give you their email address so you can follow-up and convert them into a client.  Hopes that helps clarify.

Interesting.  I just started a comprehensive Craigslist campaign with Craigslist ad tracker tracking my stuff. Still working on the right verbiage and hook of the Ad title.  And will be working on more every day for a while.  And yes it appears that the "Free" foreclosure list generated by the IDX of my Market Leader website, or Zero down is working best.

Tom, yes, CL is a great source for getting buyers leads - and may be soon, I'd want to use CL for my marketing.

You are awesome. I have gotten many leads on Craigslist now. Some of them look like serious buyers. Hope to convert more into closings this year. Thanks again for sharing this. Great post.

I have been a fan of Craigslist for quite a while, but I can tell you, your book is a nice affirmation of what I have found as well. People should know that the people who look on Craigslist are not just people wanting a deal. I in fact have gotten several people over 500k as clients due to Craigslist.

Hope this helps some of the doubters out there.

Hi Tom, Just read your book. I found most of what you said in the book to be true for me. I've used Craigslist for years. Made a lot of money on it but it has slowed down for me this past year. Will try a few of your ideas and see if I can get it going better. Thanks, John
