So here is the BIG question: "What are we going to use those offices for which are currently packed with ugly metal file cabinets, IRS boxes, receipts and other files??"
Paperless is here and it's not as hard as people make it out to be. Personally, I've been using tools like Docusign, Dropbox, Google Docs, the iPad and others for almost two years, but now our AWESOME broker, Stephen Smith with RE/MAX Revolution, is leading the troops to a paperless office place.
HOW?
I'm fortunate to be one of the beta-testing agents in the office now as we transition over to Paperless Pipeline (www.PaperlessPipeline.com), a web-based solution for storing documents (basically a ramped up version of Dropbox). This kind of software WILL revolutionize the industry as we know it. (and I'm not being paid to say that by the way!!)
Paperless Pipleline deserves its own blog entry, but basically it offers items like assigning a document to seller/buyer/office so only certain people can see it; it will break apart PDFs easily without going into Acrobat; you can email documents directly to the transaction (this is one of the BIG highlights!!)
TOOLS?
I still rarely use paper contracts anymore. All is stored on my iPad where I have clients sign directly on it and then email out to the coop agent/office/lender all with one click.
Docusign allows me to "set it and forget it" by assigning WHO will get this contract when all parties have signed. Automatically. No thinking. (My kind of program). AND, Paperless Pipeline has further streamlined this process by just sending it directly to the Pipeline and giving all parties access to those files who will need them.
Facebook is also being tested for our days that we tour new homes. In the past, we would each have a sheet to fill out with comments for each listing, but now we just leave a comment on our private group page for each listing RIGHT THERE in the home before we leave! It's fast, easy and immediatly avaialbe to the agent to pass on to the seller. AWESOME!
I leave my briefcase in the car now and only have to worry about the Earnest Money Check when we leave a contract signing. Pretty nice. Your thoughts? Are you are going paperless and what tools have you used?
