When I sit down with potential Clients, one of the questions that I present to them is, "How knowledgeable are you on our current market here?" This is primarily an informative question to see how prepared and how serious they are about buying a home or property.
If they say they don't have a clue, I will show them current trends in our local market(s) and point out the details of the areas in this County that are active. Some are down, some are stable and then there are the ones that are on the rise, in both price and affordability. Some areas are quite difficult to find homes for sale in, and when these come on the market, they are quickly snapped up.
If they say they are quite up to date on our market, I will congratulate them and ask how they obtained their information. Some respond with, I have family here. Some say they already have properties here. Some say the media.
Whatever the response, I'll save some of that information, for later, to determine questions for them on their journey of purchasing a home.
Another question I may ask is, "Are you ready to buy now?". Most say yes. Some say they are getting their finances in order and are doing a little research prior to taking the necessary steps to move forward. (These folks are the ones that I will keep my eye on)
The ones that get me the most are the ones that say, "I'm waiting to see what happens."
Waiting for what? A Blue Moon? The Lottery? Maybe it's just a simple knock on the head? Who knows?
The one thing I can say for certain is this: The Longer you are on that fence, the better chance you have of getting slivers.
