April Property sales were 16, down -20.0% from 20 in April of 2011 and 77.8% higher than the 9 sales last month. April 2012 sales were at a mid level compared to April of 2011 and 2010. April year-to-date sales of 47 are running 9.3% ahead of last year's year-to-date sales of 43.

The Median Sales Price in April was $215,000, up 2.4% from $210,000 in April of 2011 and down -7.3% from $232,000 last month. The Average Sales Price in April was $261,956, up 6.0% from $247,065 in April of 2011 and down -5.4% from $276,778 last month. The April 2012 Average Sales Price was at highest level compared to April of 2011 and 2010.

The Total Inventory of Properties available for sale as of April was 119, up 8.2% from 110 last month and up 1.7% from 117 in April of last year. April 2012 Inventory was at a mid range compared to April of 2011 and 2010. The Average Days On Market for April was 41, down -65.8% from 120 days last month and down -76.2% from 172 days in April of last year. The April 2012 Average Days On Market was at its lowest level compared with April of 2011 and 2010.
Results from the Berthoud CO May 2012 Real Estate Market Report are mixed, but the sales numbers are slowly improving and inventory is up. This is a small market and the absolute numbers are relatively small - they will need to be watched carefully over the next several months to identify what's happening. For ready buyers, there are still some excellent opportunities, with a range of well-priced homes and low interest rates, in a location very convenient for regional commuters.
