April Property sales were 14, down -6.7% from 15 in April of 2011 and -17.6% lower than the 17 sales last month. April 2012 sales were at their lowest level compared to April of 2011 and 2010. April year-to-date sales of 51 are running 18.6% ahead of last year's year-to-date sales of 43.

The Median Sales Price in April was $183,675, up 11.3% from $165,000 in April of 2011 and down -5.8% from $195,000 last month. The Average Sales Price in April was $191,924, up 14.6% from $167,449 in April of 2011 and up 7.2% from $178,953 last month. The April 2012 Average Sales Price was at a mid range compared to April of 2011 and 2010.

The Total Inventory of Properties available for sale as of April was 98, up 25.6% from 78 last month and up 22.5% from 80 in April of last year. April 2012 Inventory was at a mid range compared to April of 2011 and 2010. The Average Days On Market for April was 74, down -34.5% from 113 days last month and up 72.1% from 43 days in April of last year. The April 2012 Average Days On Market was at a mid range compared with April of 2011 and 2010.
The Wellington CO May 2012 Real Estate Market Report data is giving us mixed signals this month - sales are down, inventory is up strongly, and prices are down from the previous month - but this is a small market, with relatively few transactions, so month-to-month variations are may have little relevance to real trends. We will be watching this market closely over the next several months for better clues about what is happening. And in the meantime, with a good selection of well-priced homes and low interest rates, there continue to be great opportunities here for ready buyers.
