Hello All!


For the past couple of years I have been representing a Buyer/Seller in Sonoma County, CA who fully remodels/renovates homes.  I then “certify them” as a flipper chick listing:  Turn-Key, Move In Ready and Affordable.   I have had quite a lot of requests to be notified when upcoming “turn-key, move-in-ready & affordable” houses will be on the market….. so I thought you might want this list of our coming attractions!


Here’s what my buyer/seller has in the works:


● 1224 Caribou Court (off Mayette) – 4/3 of 1700 sq. ft, room for boat/RV.  Probably 2 or 3 weeks before it’s finished. Listing price will be $350,000 “ish “.


● 1821 Cody Ct - Close in June, finish it end of June/early July - probably $339,000.


● 5976 Yerba Buena – should close today or tomorrow.  It’s going to be a beauty!!!  4/2 of 2451 sq. ft with a .27 acre lot.  This is the very last house on Yerba Buena – on the right.  It’s surrounded on 2 sides by state/county land, beautiful rolling hills.  It’s going to be gorgeous!  Sales price $550,000 - $600,000.


● Lastly, we should be closing 3014 Claremont Dr. (Montgomery Village) in May or early June.  It’s a 3/1 of 1152 sq. ft.  It needs quite a bit of TLC right now so end of June or early July it will be ready.


● Not a “flip” but going to be available: In about 2 weeks I will be co-listing 4047 Louis Krohn.  It’s a 4/3 of 2379 sq. ft.  Needs a slight cleaning/spruce up and will be on the market around May 25.  Price $329,000

I would be interested in the financing options open to your buyer/seller client.  I know this is an opportune time for buying these types of properties and flipping them, but is your client using all cash or cash and some kind of financing?

Hello Don, 

It is a very opportune time for buying - both for flips and new homeowners!  Our clients have at leaset 25% down payment; Biggest loan I offer is 75% LTV.  I send our regular Trust Deed Offerings over email, fax and mail.  If you are interested in investing, I'd really like to talk to you.
