How Do NH Property Taxes Work?  Why are the NH property tax rates so high?

NH Fall photoNew Hampshire's motto is Live Free or Die.  And in keeping free NH does not have an income tax or a sales tax. 

Look out, they need to raise the money somewhere and that's where our property taxes come in.

The annual tax is split into 2 payments due in June and December.  The actual annual mill rate is determined in the Fall.  The first payment in June is against an estimated tax that will be determined in the Fall and the final bill is adjusted to pay the tax in full for the year.

The annual tax is based on a tax year from April 1 through March 31, with tax bills generated usually in June and December.

The June bill covers the period April 1 through September 30.

The December bill covers the period October 1 through March 31

Although our real estate taxes seem high, when we compare them to some of the other states that do have income taxes or sales taxes, our tax burden is lower. 

NH has ranked #2 lowest state in the US in terms of tax burdens in recent years.
