Using a Buyer's Agent

You want to choose an experienced agent who is there for you.  It is important that you have a connection and feel comfortable with your agent.  Your agent should be actively finding you a home and keeping your informed and up to date of the entire process. 

It is a good idea to choose an agent that represents you and not the seller.  This is profitable during the negotiation process.  In working with a buyer's agent, he or she is required to keep your information confidential.  Plus, he or she is concentrating on getting you the best price.

The  buyer's agent can also represent you and assist you in purchasing a FSBO listing.  As long as the seller is willing to work with you and your agent; the process can go very smoothly.

As an Agent and broker my only concern with making a client sign a buyers agreement is that I worry that some will use the document as irrevocable.  In my practice I remover the irrevocable verbiage in listing and buyers agreements and give them a copy of my business practices and guarantees and then ask them to give me 72 hours before firing me.  I tell them right up from if I am not meeting their expectations or we don't get along fire me, I have never been fired but I have had to take over Agent's files that were about to get fired. They got pissed off but if we did not do that we would have lost that client to another.
