I Can’t Find Inventory for My Buyers.

 

This is a great problem to have if you are a listing agent.   But, in this instance, every property that my buyer is showing an interest in has an offer in play. 

 

In some ways, this is a great motivator for the buyer.  She knows she can’t sleep at the wheel.  When something hits the market that she knows she might like, off we go…immediately.

 

With offers on all the properties, and multiples in some instances, this is a great market to sell right now. 

 

If you have been thinking about selling in the St. Michael or Albertville, Minnesota area, but you decided to hold off until prices got better, you might reconsider.  There is a backlog of demand right now, and things might never get this good again. 

 

We never know what will happen tomorrow, so SEIZE THE DAY!

Suzanne:  I think you write regarding a current phenonenom ... one that may surprise many sellers (and buyers alike).  The media is lagging behind telling the truth of what you agents are presently seeing in many markets.  A LACK of homes to sell.  I'm suggesting this ... and also Featuring it in the BananaTude Group today.  I'm hoping that helps the number of exposures and readers this reaches.  This is a plea that should be seen by as many sellers as possible ...

Agreed! It's crazy how everything goes into multiple offers in Los Angeles too. The low interest rates have brought out the buyers but alot of sellers don't want to list since they paid much more for the homes than they can get now. The nice, well price properties that DO get listed are drowned in offers.

We are seeing the same thing here. It use to be there was so much inventory, and now it's difficult to find. I do a lot of BPOs and solds use to be the most difficult comps to find. Now it's the active listings.

BTW...I saved this particular comment for you. With this comment I will go over 200K points. I know Don is the one that challenged me to the 7 day blog, but I don't think I would have been challenged if it weren't for you being involved with that relationship. The personal blog challenge from Don is what got me to this point so quickly. I appreciate your friendship, and Don's, as well. Thanks so much for all you do.

The recent days of buyers having multiple choices for properties are coming to an end here too Suzanne, lower inventory means fewer choices.

I think the tide had turned.  Buyers need to be ready and able to purchase immediately.  They need to have all the necessary paperwork in hand when coming to the table.  Now is not the time to be lax.

Suzanne. Your post couldn't have been more timely and accurate. It amazes me how quickly we went from having this gross amount of inventory and distressed properties in AZ to very little, especially in the under $200,000 range. "Seize the Day" is a perfect mantra for today's buyers and sellers.
