Should buyers be aggressive with their offer in this market?

Can buyers see they have to be bold and aggressive when writing an offer in this market?

How can the real estate market have changed so drastically? And it isn’t just in Alameda , Oakland or Piedmont CA.

Last year, my buyers were able to negotiate price, terms and conditions...
Last year, my buyers didn’t have to compete against other buyers.
Last year, there were more properties to choose from because buyers weren’t motivated enough to buy.

But that was last year.

Lickety-split, the real estate market turned. And buyers need to be aware that writing an offer for less than list price is insane, especially when we know that price is at less than market value.

REALTORs give buyers as much information as we can

  • Yes..there are other offers expected
  • Yes...multiple offers on short sales and bank-owned properties, too
  • Yes...offers will be at over list price
  • Yes...this property is listed at less than market value (and our CMA proves it)
  • Yes...it’s happening everywhere. Properties don’t stay long on the market. So don’t wait until the weekend to see it
  • Yes...interest rates are still the lowest they've been in forty years
  • Yes....home prices are still much lower than where they were at the peak of the market.
  • No....it’s not a buyer’s market


Can buyers see they need to be bold and aggressive when writing an offer?

Based on an offer I got this weekend, no they don't understand. They think sellers are desperate to sell and will accept anything.

The most successful homebuyers, are those that fully understand the market they are dwelling in.  Here in Sacramento, inventory is down, while homes going to pending have risen.  Technically that makes it a seller's market.  That's a different realm than a couple of years ago!

Jackson -- my clients wrote an offer on a short sale listed at $209K, and still didn't get it. There were 14 offers, and they picked one that's better than my client's cash offer of $239K!

Brenda -- my clients want to know why they can't write an offer at the starting point of the list price, and then wait to be countered. Told them it's not going to happen. They may only have one shot at this.

Gary --- it surely is frustrating for buyers to feel like they can't time the market right. But in many respectss, it's still a good time to buy but they can't play it too safe or they'll be left out again.

Rob --- sellers must surely be rejoicing....but then I am running into sellers who want to wait until the market gets even better (some want it to go back to the peak of the market which can take some time)

Doug -- some buyers have friends and relatives who think they know better than realtors who do this day in and day out for many years.

Jeff -- we were all taken by surprise at how quickly the market turned.

Michael -- yep....surprising, isn't it?

Harry -- buyers who really want to buy must be on top of current trends. If it's happening everywhere, then they should wake up and face the reality that yes, multiple offer and bidding wars are back!

Adrian -- we can keep giving advice to our clients, but if they're not listening to us, they will be in for a big surprise when they write an offer that had absolutely no chance in hell to get accepted.

Richie -- since so many of us are reporting the same brisk activity in our respective markets, there is obviously a lot of truth in it!

These days, a home that's priced right can have multiple offers. If you like a home, if want it, don't play games, make a good offer!

Just as it took sellers awhile to adjust to the changing market, now it is the buyer's turn.  It is difficult because some think we are back to the way things were when the market started to change, and that just isn't so.

John --- I keep telling my clients the same thing....but some of them are still in denial that the market has changed into a bidding situation again. I thought perhaps if more people say the same thing, they'd believe us~

Marie --- Wall Street Journal picked up on the story and the video....but the main stream media doesn't mention it at all.

Carla -- if we had a crystal ball, we'd know what to do....unfortunately, who's to know that it won't be a bidding situation again in the fall, and what the interest rates would be?

Kevin -- in my neck of the woods, this is what's happening. And it looks like we're not alone

Tammie -- I've even done CMAs on properties on which I write offers on...and some buyers still don't get it.

Myrl -- some buyers are over-analyzing...and we know that leads to paralysis.

Erica --- great time to be a listing agent....

Kathleen --- we keep trying to educate our buyers...but some just won't listen.

Donald -- we keep telling buyers to write their best and highest offer, and to be strategic about it.

Joan -- all we can do is do our best and hope our clients appreciate how we serve them.

Just had a $500,000 house scooped out from under us as a cash buyer won the day. And $500,000 is not an average list price house in our market.

Hi Pacita, great to hear that the market has rebounded so well in the Bay Area.  We are not quite there yet here in Miami.  Yes the market is strong and multiple offers are common, but we still seem to have unrealistic sellers that price their homes too high, so buyers definitely need a knowledgable agent who can help them determine what to offer. I recently helped some clients win a bid at $60k below the list price.

Pacita - Some can see it, and some can't.  Those that can't will continue to lose out on the best homes.

I tried to tell my buyers this many times.....They will send me some homes they want to see on Monday or Tuesday and say "Let's check these out on Saturday morning" I explained to them that 80% if not all of the homes they just sent me would be gone. Saturday came and of course I was right. Even though I didn't want to be.....

Frank and Sharon --- I listed a house for $565K based on comps at that time. Because the sellers made some improvements, it looked real good. We were inundated. Buyer after buyer, when told we were having multiple offers, freely changed their offers without being countered. Sellers finally accepted the highest and CASH offer.

Kevin -- give it time. Investors will surely swoop in, soon.

Christine -- I'm afraid I have buyers who will be left out again because they can't accept that they will have to bid

Valerie -- One of my buyers told me up front that he won't participate in a bidding war. Unfortunately, everything he likes always has multiple offers

Eve -- I checked out my old houses in Orlando, but the prices are less than what we sold them for in early 2000s...so I hope your market is rebounding soon

Shirley -- some buyers will probably never be convinced to take action

Anthony --- On one of my listings, after my first open house (3 days after I activated the listing) I had 10 offers later that night. By the next day, 12. I finally had to cut it off. Sellers accepted a significantly higher than list price cash offer.

One of my partners is a Fannie Mae lisitng agent.  We get so many calls that are off signs etc on properties that got several offers in the first few days.  I  decided to take the time to explain how these thing sreally work to the callers.  I tell them I am trying to limit their frustration and help them be able to find a house. 

I explain that most of the repo houses get offers within the first few days.  And if they want one of these bargains they need to be ready to jump fast, with their lender letter in hand.  I tell them about my webiste which is updated twice an hour and then I tell them to check Homepath.com because sometimes that's even faster.  I may or may not (depending on distance and my time) want to work with them.  If it's quite a ways away - I tell them to get an agent and make sure they have some experience.   The callers are grateful and it helps our perception in the public to take the time to explain things.

That's great that you help educate the buying masses. So many confused buyers out there who think they know what to do until they are faced with the decision, then realize they don't know anything at all.

I've been in the middle of bidding wars lately and won a few.  The buyers have to listen.  The days of a deal are long gone and they have to be prepared to pay whatever it takes to get the house.
