Going, Going, GONE! The Staged Mobile Home Sold!!!

By
Home Stager with 1st Stage Property Transformations

I received a call from one of my clients a week before Christmas.  He told me that he just received an offer on his Murrieta, CA property after being listed on the market for only 3 WEEKS!!!  He said "Thank you so much for helping me get the house looking it's best.  That's why it SOLD so quickly!" What a wonderful Christmas present!

This was a mobile home property staged by  1st Stage Property Transformation   which I blogged about back in October Do you Stage Mobile Home's?   wondering if Mobile Homes should be staged.  I received some great comments and was looking forward to the challenge.

I am soooo excited and happy for the home seller, REA. and lil ole me! :)  A Win-Win-Win!

Some favorite shots... :)

We did a whole house consultation for this client, brought in a few accessories and staged the family room and spare bedroom with furniture.

I did suggest painting the panelling and removing or painting the wallpaper but the seller had a limited budget.  The seller spent most of the budget on the driveway repair which I recommended and he agreed needed to be done. Let's face it...it's the first thing you see and considering this is a 55 and better community we don't need any potential buyer's falling on the way in!

Here are some Before & After's......

Thank you for showing us that even when homeowners don't want to take all of our suggestions, that what they do take can still make a big difference.  The rooms look so much bigger!

Marci - Thanks for stopping by.  Yes...Win-Win-Win...don't ya' just love that!  Trailers in CA are very popular.  This one is in a 55 and better community next to a golf course.

Mary Lou - Thank you.  Red is my favorite accent color, but I needed to follow what was currently in the house and there was a lot of BLUE.  I do love a blue & brown combo.  It really helped to update this trailer.  The driveway was a must!  I am glad the home owner was on board.

Deena - I agree.  Home owners can get overwhelmed with a long To-Do list.  If they prioritize they can tackle the most important items and still achieve their goal...which is to SELL their house!

Kathleen - Thanks. It really did turn out better then I expected.  I still wonder what it would look like painted.  Oh well...you can't have it all! :)

Janice,   Way to go - that looks awesome.   I would initially have been tempted to go with that paneling and think I had to be locked into something "lodgy" but you made it look really up to date and modern with your choice of colors and furnishings - great job!

Good post - because we are going to sell a camper/trailer and I immediately thought of staging it -- you know, mugs for hot cocoa on the table, a snuggly throw across the bed in the back -- looks like I should go for it staging works no matter what the size and price of the home.   You did a great job!    -Sheri

Sheri - Thanks!  I thought about a more "lodgy" look too....but the home was soooo dark I thought it needed to "wake up" so I opted for a more contemporary look.  We continued the color scheme of blue and brown where ever we could.  This helped the home appear larger.

Go stage that camper/trailer and then blog about it!  I would love to see the pic's!

Erica - Thanks, I really appreciate your comments.

Regarding your question, The owner had passed away and her son ended up keeping (we kept the living room furniture and added pillows and updated accessories), selling (estate sale) or donating (Salvation Army)  the "stuff."

This is very beautiful Janice.  I'm sure the owner's son really appreciated everything you did.  Here in Canada, there are mobile homes but mostly seasonal. People don't usually live in them year round and I'm sure staging them hasn't crossed anyone's mind.  Now I'm thinking that this might be a market for me.

Karen - Thank you.  The owners son was thrilled and now wants me to drive to his property (1 hour away) to "stage to live in."

I hope you find another whole market for staging mobiles in your business!  :)

Hi Janis -  Thanks for the compliment.  Nice name by the way! ;)

At first I was a little undecided about staging a mobile home.  Now I am a firm believer that any property could benefit from home staging.

Thanks for sharing your picture.  Totally helps to distract from all the panelling. Very cute.

I commented on your blog a few weeks ago. I cant stop thinking about it. It is such positive reinforcement that Staging is a wonderful concept and a wonderful career choice. Whenever I feeling discouraged or boo hooing about clients or Realtors not calling. I think about the trailer that was staged. Proof and confidence in staging is in these photos. ANY listing, any property, any house can be staged. Whether Condo, townhouse, or trailer. We are EQUAL OPPORTUNITY STAGERS no discrimination. What a great thing that everyone and anyone can benefit from staging. Thanks again for sharing you post.

Elise - Wow!  This was a nice comment to wake up to this morning.  I too love this blog.  I just recently destaged this property and was sad to see it "undressed!" :)

I can feel your passion for home staging in your comment.  I am glad you are networking with  Phyllis Pafumi .  She is a fantastic home stager and a good person. You have what it takes...a lot of passion, hard work and the need to help others.   Keep strong and work hard.  Get your website up and running.  Before you know it you won't have a second to breath!  Watch out for what you wish for! :)
