Do Sellers Need Buyer Feedback? Most Agents Don't Think So But I Do

Last week I showed more than 20 properties and only 1 listing agent bothered to follow up. That agent send a generic email questionnaire and one of my answers probably should have prompted a call back. The questionnaire ask about pricing, giving me 3 choices--market price, under market, or over market. I indicated it was over market. Without calling or emailing me back, the listing agent will never know by how much my client thinks it is over priced.

In my experience, the vast majority of listing agents do not attempt to get feedback from showings. I call every selling agent who has shown one of my listings. Sometimes they don't return my call but often times they are happy to tell me their buyers' feedback.

Feedback is Important for Solutions to Make a Sale

Because some problems buyers have with a property can be easily eliminated. Solutions can be as simple as painting, new carpet, a credit at closing, a price reduction, etc. This is especially important when a property has been on the market a while the seller needs to know what buyers think about the property.

Feedback is Important to Bring in Multiple Offers

Additionally, if a buyer is somewhat interested but can't make a decision yet I need to know this so when an offer comes in from a different buyer, I can call the selling agent back to tell him or her I have an offer so if the buyer is interested they better get off the fence. Several of my listings last year were actually purchased by buyers who were not the first offer and would have lost out by being slow on the trigger if not for a call from me to their agent. It's good for the seller who may get more money as a result of multiple offers and it's good for the buyer who is getting the property they would have have hated to lose.

Information is good! Sellers, as well as buyers, need lots of information to make educated decisions, and I'm here to help provide it!
