Yesterday the second of January, I was out showing houses throughout Forest Lake and Wyoming, MN. It was a blustery Minnesota winter day that perpetuates the myth that our state is located somewhere north of Canada. It was COLD...No, it was FRIGID! Though the sun was bright, the morning temperature was -4. After a day of sunshine, the mercury had risen to the single digits or maybe teens depending on your location.

Now the native Minnesotan that I am didn't let this stop me. I was working with a buyer who is in town sporadically. Yesterday was a day that she was in town. Our showings were set so all I had to do was warm up the car for a little longer and dress warm.

Everything went along fine until the fourth home on our tour and this was the scene. That whopping foot of snow we received just before Christmas was still on the driveway of this home! (Note that 4 foot bank of snow left by the snowplow on the curb!)

I asked my client to determine if she thought the home was worth the trouble from the outside. My client was adventurous so we did blaze a trail through the snow to see the home. Inside the home was nice, but not for my client.

The feedback I emailed off to the listing agent was short and to the point. Shovel the driveway!

So what if the home was perfect? What if my client decided forgo the winter snow climbing adventure? We saw five homes yesterday. Three were vacant. Only one looked like we needed snowshoes to get to the door! If it had been "the" home, our offer would have been lower to reflect the lack of maintenance.

Today the weather is warming up and temps in the mid-30's and low 40's are expected for Friday through the weekend. The snow at this property will melt , pack down and turn to an ice block when the refreeze, that undoubtedly will happen, comes!

Sellers even if you have relocated or are not in the area to shovel your driveway, hire someone to maintain the exterior of your Minnesota home. It can't sell if the buyers don't get through the door!

Lynda--We cancel showings when it rains too! Something about getting all wet really ruins the selling mood no matter where you live...Wonder what they do in Seattle as it is supposed to rain there rather frequently??? I won't show when blizzard warnings are out but once the roads are clear, we head out and show homes! They only buy if they can see the inside. :)

Teri, your neck of the woods is so different than here in Texas. We have mild 32 to 50 degree weather and the buyers are saying it is too close still to the holidays to look at houses right now. Maybe next week. You guys in Minnesota are hardy souls.

Teri, when I lived up north I was a manufacturers rep.  It must be interesting trying to trudge through the tundra to show homes; especially when the tundra has not been shoveled.  Your post did bring back some memories.  The last house we owned in Colorado faced north and if we didn't shovel fast it would quickly turn to ice.

Teri  I had to laugh when I saw your blog which was similar to one I posted about a week ago complaining about all the snow and sellers who had not made arrangements to make sure buyers could get into the home.   I am not sure how the sellers expect the buyer to make an offer if they can't get into the house.  Good luck to you and your buyer -- we finally did get into the house in New Hampshire -- now we had over another foot of snow so I am not sure if we can make it to the front door!  Good luck --

Teri, amazing snow. California has points going for it on the weather side. Wind and rain is about it for us. We do have higher elevations within an hour that can involve snow....and I do have 4 wheel drive. I don't get the request that often, however. Great photo! I think your email was restrained! Hope you are off to a great 2008!

Gary--There seems to be a boost of showing activity shortly after the new year. Buyers start doing their taxes and realize having a few more deductions might be helpful. Also people come home for the holidays and want to see area properties. We have to go out in all types of weather or miss the opportunity!

Marchel--Thank goodness we don't have to put up with the ice and snow year round! I think CO actually gets more snow than MN though northern parts of the state do get more fridgid temps giving our state a bad, cold rap.

Joan--I could have written the same post a week or so ago as I had a different buyer and home with the same problem. This one was very special as it was four feet deep at the curb. Nothing like taking that first step and sinking up past your knee in a snowbank! I am glad it wasn't the home for them as more snow is expected next week! Jeanean--The snow has been amazing this year. This photo doesn't show the beauty of it...Just before Christmas and Christmas day the snow "flocked" the trees with white. Everything looked like a holiday card. But I didn't get photos as there was snow to shovel. That needs to be a priority in any area where it snows. Though other climates may have less weather to deal with...We have more adventures!

Teri - I have seen a fare share of non-shoveled driveways myself and you are right on, as always.  Does the seller want showings or not?  If so, make sure its shoveled.

Teri - we struggle with this also - today it warmed and we had 2 feet of slush in driveways - now tonight it is cold and snowing - they will be a real mess tomorrow

Thesa--It is that refreeze that makes the driveways so dangerous! If it is not taken care of, the problem will continue into spring! Can anyone say liability?!!

Lizette--Surprisingly there are a number of buyers out looking even in the cold...It makes it easier to get to the door if they shovel the driveway! :)

I know what you mean, we have made several trips to shovel out homes before showings so clients could access easily. It is just one of those things you have to do to help market the home.  The snow shovel goes in the car with us this time of year for the reason you stated above. Hope they bought something Teri!

Bonnie--I don't do the shoveling but should have known better and worn boots! I do advise my selling clients whether the home is vacant or occupied to be certain the home is properly prepared for showings in all types of weather. Sand, salt and shoveling must be done to leave a good impression of maintainance for the buyers. These buyers are just getting started and this home is no longer being considered...Not for the snow however. :)

Looking at the proactive approach -

when it rains in Florida, often it REALLY rains! i.e., Torrential Rains. Not fun for showing houses, any more than unshoveled snow.

Once in a while the seller or seller's agent will call and say, when you arrive, please just drive into the garage. The door is open, and that way you won't get wet going to the door.  

That kind of thoughtfulness really makes an impression!

Sharon--I have experienced some of those Florida rainstorms and that is an awesome win-win as buyers get to see the home and stay dry and sellers don't miss a showing or get wet floors. We need some out-of-the-box thinking like that in MN!
