I was recently hired to provide a Home Staging Consult at a beautiful Barrington, New Hampshire home.  New paint colors were suggested and some furniture was rearranged.  For the most part, the suggestions made were easy to follow and no major updates were needed.

This child's bedroom provides a good example of some simple Home Staging tips to keep in mind when preparing your home for sale.

Furniture placed partially in front of a window suggests a lack of space.

 Potential buyers may think the room is smaller than it actually is and that they may have furniture placement issues if they see a piece of furniture that doesn't fit where it is placed.

Buyers want light and bright rooms....

heavy drapes darken a room,

especially if tiebacks are used and half the window is covered. 

 

 

 

 

 

It only took a few minutes to transform this room, creating a more spacious and visually appealing product for Barrington, New Hampshire buyers.

My first choice would have been to replace the heavy drapes with sheers or remove them and have only the valances, but the seller needed the "room darkening" drapes for her child to sleep....so I removed the tiebacks and pulled the panels to the side.

Sharon- what a huge difference!!! You've shown that it doesn't take a whole lot to get the room "Show ready"... just a professional stager you YOU!!!  It's really interesting to see how getting rid of the tie-backs and pulling the panels back makes all the difference in the world.

Very nicely done, and you are so right about the drapes, it does make a difference to just let them hang on the side.  Like you, I would have preferred sheers...A

Roger:  It always bugs me to see a piece of furniture placed on a wall when it is obviously too large for the area.  Even more so when there are options for placing it somewhere else.

Hi Sharon, just exchanging the furniture to let in more light makes a world of difference-now it fits and yes, too bad the draperies could not be exchanged but, getting rid of the tie backs really modernized them.  Great work!

Valerie:  My kids and grandkids nap in a light room, I've never needed a room that dark, so this is an alien concept for me, LOL!

Sharon, room darkening is an odd idea isn't it? I and my family have always been early birds (being raised on a farm does that), so when the sun's up, you're up and ready for a full day. I'm sure their situation is different, but in any case, its a cute room and your professional eye just made it show even better!

These are some really great tips. I sure appreciate them and seeing is believing!

Whenever I see furniture blocking the window, I wonder why? Is there a crack? What are they trying to hide?

Curtains - they are so personal.

Julia:  Lightening and brightening are soooo important!

Kim:  I've always believed it was best to get your babies used to sleeping in noise and light...otherwise you are setting yourself up for a real headache always trying to achieve the perfect nap time atmosphere.

Patricia:  Furniture in front of a window is fine, but partially in front of a window or doorway just makes the room appear smaller than it is.
