New Home Sales are Up at The Riverfront at Harbour View

We’re off to a great start for new homes sales to the new year in 2012! East West Realty reports 13 new home sales in the first four and a half months at The Riverfront at Harbour View community in the Hampton Roads area of Virginia. (Homes range in price from the $300's to over $1 million)

Our quality new homes are appealing to relocating buyers looking for more than just a house- they want a quality home in a neighborhood that offers more resort style amenities and a sense of community. SALES ARE UP! With thirteen new home sales in the first 4.5 months, The Riverfront is one of the hottest new home communities in Hampton Roads. Here are some of the recent sales successes in The Riverfront at Harbour View...

Sasser Construction currently has three pre-sold homes in The Riverfront, one on their Lot 59 Village Square Place and two on the golf course overlooking the 14th fairway - one on Lot 20 & Lot 24 River Park Drive, near the riverfront park on the Nansemond River. Sasser Construction is breaking ground on their new, RIVERDALE model this month on Lot 63 Village Square Place.

Stephen Alexander Homes also has a pre-sold home on Lot 45 Shelter Cove Court (site of the Fall Homearama). Stephen Alexander is building their WALNUT house plan for their couple moving from Chesapeake. Ore Builders has also just secured his second pre-sale custom home on Summerhouse Drive in recent months. Les Ore, recently completed his SENTINEL model, is about to break ground on his new HOPKINS house plan. (Both are Frank Betz Associates, Inc. designs)

Sadler Building Corporation is custom building a home (the BLACKSTONE model) on his lakefront homesite near the Infinity-edge pool on Eagle Lake. Sadler's FALKIRK model on North James Drive is fully furnished and available for tour daily. Adria Joseph, with East West Realty, helped the customer locate the house plan of their dreams (a Frank Betz Associates, Inc. design) and Ed Sadler's team is customizing the home to meet their needs and to take advantage of the spectacular water views.


Emerson Builders is also building a custom, pre-sold home on Lot 23 River Park Drive. Priscilla LeMoine, one of the five East West REALTORS onsite commented, "It's amazing how many people are deciding that now is the time to build their dream home. Once they take the time to investigate their new home options, they discover the excellent value and quality they can accomplish by going the custom/design build route. It's a misconception that building "costs more", and homebuyers can take advantage of the momentary opportunity." (Builders are including more quality in their homes and the new section now open at The Riverfront offers one of the best locations to build in Hampton Roads.)

Several of our Featured Models by Orleans Homebuilders, Sasser Construction, and Birdsong Builders have also sold. Many of the buyers selecting The Riverfront are relocating from out of town and they like the great sense of community, home quality, and excellent location. Norman Miller Custom Builder is breaking ground on his next model, the SUMMERLAKE, on Lot 37 Shelter Cove Court.

There’s several other interested homebuyers close to their purchase decision as well- many people are willing to meet with the builder to explore their options involved with a custom, design build opportunity to work together to achieve the “Home of Their Dreams”. The SUMMERLAKE model by Norman Miller, a Craftsman Cottage style home designed by Frank Betz Associates, features a main floor living, and is currently underway on Lot 37 Shelter Cove Court. 


Why are we seeing a RESURGENCE in NEW HOME ACTIVITY?

Since last May, we’ve seen an increase in consumer attitudes and of homebuyers wanting to build a new home…just look at all of our construction activity around the neighborhood. We've seen over 35 new home sales transaction since last May. It's INCREDIBLE- the amount of enthusiasm we're seeing again for new homes in our market. It kind of started when Sasser Construction's Southern Living Showcase home sold for $1,150,000 last Spring. Then several other models for sale went under contract and the next thing you know, we're rolling into the Homearama model home show this past October with a lot of momentum. (All 9 Homearama models from the 2011 Home show sold by the end of the first quarter this year, which is excellent for a late fall model home extravaganze like the TBA Homearama).


There’s a lot of pent up demand out there and the families who’ve chosen to move in the last few months, they're very impressed with the VALUE and QUALITY the Builders are offering, and we're experiencing more custom home pre-sales than in recent years. They're discovering that it's worth the extra few months wait to get the RIGHT HOME and RIGHT NEIGHBORHOOD (which is an overall GREAT VALUE) over their other options out there. The more that potential homebuyers investigate their new home options, the more comfortable they'll become with moving forward.
