Mankato Neighborhoods and Mankato Searches

The Mankato real estate market divides geographically (and for search purposes) into several areas.  The major areas are:  Central Mankato real estate, Hilltop Mankato real estate, West Mankato real estate, and Skyline real estate.  Some of these areas are larger than others, and need more description.  I'll give you a rundown on some of the major characteristics of each of these areas.

Central Mankato Real Estate:

Central Mankato is basically the oldest part of town and is geographically defined as "not hilltop".  It runs from quite a ways north of Highway 14 off of Third Avenue south to about West High School, and from the river to the top of the hill.  Houses on the side of the hill are still Central Mankato.

Central Mankato includes some of the oldest neighborhoods in town: 

Lincoln Park is one such neighborhood and was home to Maud Hart Lovelace and characters Betsy, Tacy, and Tib from her famous Betsy-Tacy series of books about growing up in Mankato.  It's an area of winding streets (forming odd angles and one-ways, typical of the oldest neighborhoods), smaller lots, and close-knit neighborhoods.  Charming, and reasonably priced. There are some beautiful, classic older homes here which can be more expensive, of course.

Downtown, clearly, is mostly business and represents the oldest commercial buildings in the area.  Surrounding residential neighborhoods can be a little rougher than other parts of town, more so perhaps in the area south of Madison Ave. and over a few blocks from Riverfront.  The City of Mankato, in its Envision  2020 planning efforts, is looking for the area to become a center of development, and an arts area is already becoming a reality.  Smart money may look to invest in that part of town.  The new Hilton Garden Inn hotel and Pub 500 are examples of new construction in Downtown Mankato.

Tourtellotte Park.  This is a nice park with a pool and helps define an area north of Madison Avenue, east of Riverfront Avenue, and south of Highway 14.  There are some very nice homes in this area, including many bungalows (personal favorites of mine).  This is quite a nice neighborhood.

Third Avenue.  This street helps define a couple small neighborhoods bordering the quarrying interests going on near the river.  The most central of these neighborhoods is west of Third Avenue and south of the railroad tracks, the next is a similar neighborhood north of the tracks and south of Highway 14, and the third is north of Highway 14 and, likewise, west of Third Avenue (County Road 5 by this point) in the Stonehenge neighborhood.  The first two of these neighborhoods are very similarly comprised of older, less expensive homes and cozy neighborhoods, but Stonehenge is a newer, more expensive and expansive area, and is home to many horses along with their human cohabitants.

Hilltop Mankato Real Estate:

Hilltop Mankato is comprised of neighborhood after neighborhood built eastward as the City grew beyond the river valley.  Minnesota State University, Mankato is located here, as are Bethany Lutheran College and Rasmussen College.

There is a Madison Avenue commercial area which expands greatly the further east you go, until you get to the commercial/retail area around Highway 22 and Madison Avenue, which extends as far north as the Menard's north of Highway 14 and south to the Kohl's and the new Lowe's going up next to it. 

Bordering this commercial district are residential neighborhoods.  The most established are those closest to the river, and the further east you go, the newer the homes.  The newest areas of growth are east and south of the University and north of the new Highway 14 retail corridor between Highway 22 and the Mankato Golf Course.

Homes for sale on Hilltop Mankato range from just under $100,000 to over half a million dollars, with the greatest share coming in from $150,000 to $300,000.  Many of these are new, although there are plenty of beautiful new and older homes to choose from for the buyer in the $300,000+ price range.

West Mankato and Skyline Real Estate:

West Mankato comes in two sections divided by the Hwy 169/Rivefront Dr. corridor.  The first is that part of Mankato that is west of Stolzman Road and south of Hwy 169, excluding Skyline.  Originally one of the first places in town for those with money, some of the homes here, especially those on Baker Ave., are the nicest older homes in the Mankato area. 

The other part of West Mankato is just north, on the other side of Riverfront Dr.  This part of town adjoins Sibley Park, one of the oldest established parks in town.  The neighborhood is challenged by the railroad line going through it, and this has kept home values down to some degree.  However, the City of Mankato is planning on a refurbishment that will likely make this part of town far more desireable: the creation of a large, riverfront park and recreation area.

Skyline is a city in itself, located, as you can imagine, on a hill.  It is connected to Mankato water/sewer, however, so you don't need to worry on that account.  The people who live in Skyline tend to be proud of their little community, and rightly so.  The homes are generally neat and clean, and the neighborhood is a good one to grow up in.  And if you get a house on the edge of the hill, you are guaranteed a wonderful view!
