What's with Lazy Real Estate Agents and their Sloppy Listings?

For the past 5+ years I have been an investor in real estate, well a house flipper is a better way to describe it. I buy distressed homes, renovate them inside and out and sell for a profit. I spend a couple of hours a day searching through, new listings, short sales, bank owned, foreclosures etc. It puzzles me as to why "Many" Real Estate Agents present their listing so poorly??

First off in many cases they don't even go to the property and take updated photo's they look up old listings on the MLS and use photo's that don't even represent the current condition or they do show up and take one or two crappy photo's and that's it. Come on really, they can't even show up and take some new and detailed photo's? Lazy, Lazy, Lazy!

 

By the way even those e agents that do go out, many need a lesson in basic photography.

Second: The description, I bought a house last year that said 2 bedrooms, it was a house on the market a long while, when I got there it had 4 bedrooms! Lucky for me that most people don't want a 2 bedroom even us investors so I got a great deal on this one, good for me Bad for the bank selling it. Many times the sqaure footage is off, property details are missing etc. Sloppy, Sloppy, Sloppy!

Do you really want the listing?, Do you really want to be in Real Estate? - There are plenty of agents who would love to have these listings and do a great job so why not either do your job well or let someone else do it that "Really Wants It!"

 

One word sums it up.... Professionalism.

You are shooting yourself on the foot. . .as an investor myself. .I prefer ugly listing descriptions. . less competition!

Before you chose a lender check my rates and fees

I hear ya loud and clear Fernando but when you pass over a listing because it's so poorly represented you may be losing out on a great home and deal.

Leo- I have relisted several homes over my career that have expired due to lack of professional marketing on the home and many times I am able to sell it for a better price to the right audience.

As you mentioned, wrong number of bedrooms is targeting the wrong audience, among many other mistakes.

I've seen foreclosure listings that had the wrong house in the picture! When I called the agent she said it was "similar" to the one she had on the market. Go figure!
