You might want to be the fourth Real Estate agent to list a house in our current Real Estate market. With many of the homes in our market taking 12 months or more to sell. Sellers seem to take that long to understand where they need to price their home to sell. Often we tell them that they need to be the best value and suggest a price that should get them sold, and then they shop agents until they find one that gives them a price that matches their perceived value. This as I have said before is a recipe for disaster. This will net sellers much less in the declining market. Once the sellers that you met with 9-12 or 18 months ago find out that you were correct, they will now understand why your new price is well below that original suggested list price. They will be more motivated and this will help when you do get an offer. Overpricing in our current market is the biggest mistake a seller can make. I know what you paid when you bought it a year or two ago. I know you spent thousands to remodel that kitchen. It doesn't matter what it costs to build, how much you owe, or what you've done, the market sets the price on Real Estate.




I just listed this house today that originally started at $474,000 on 8/16/2006, then went to $447,500 on 11/21/2006, then $349,000 on 7/27/2007 and now I have it at $329,900. It's a great value at this price and I hope we can get it sold....

It really is a bear of a market and location determines how far down the market is going and getting the $$$ is getting tuffer and tuffer.

The "operative" word is HOPE.  In this market even properly priced homes are not guaranteed.  But it's sure better than missing the market  completely by pricing it out of sight of the buying pool.  Good Solid Advice here.

Good luck with the house.  As Michael says above.... the key is setting the right price.  If it's priced correctly it will sell.  Hope it goes the fourth time around.
