The Foreclosure Shadow Inventory Is Shrinking

There has been a lot of projection on the amount of shasow inventory that existed with banks and how that inventory would be on the market for years to come.  That after the settlement of Robo Singing Court Case we would see a flood of foreclosures hit the market destroying prices.

It has not happened.  Today the Orange County Register had an atricle on the subject that supports one of my earlier blogs indicating that there is no huge shadow inventory.  At least in Southern California. 

At the end of the first quarter of this year 11.8 percent of the lorgage loans were either late or in the foreclosure process.  That's down from 11.96in the forth quarter of 2011 and 12.8 percent a year ago.  The decline of the distressed properties is mostly due to the decrease in the people unable or unwilling to pay their loans.

So we see that the shadow inventory is not increasing at all.

Hi Tim -- I didn't see the OC Register article yet but I believe I've read in the past -- there's always(in a very robust market) a certain percentage of mortgages that are in some state of distress(notice of default, missed payment).  This talk of shadow inventory has been in the news for years -- it is pretty incredible it hasn't surfaced...yet.

Tim,  I am seeing significantly less bank-owned homes on the market in my area. I do believe the inventory is shrinking however I do question what the actual number are.  My focus is on helping homeowners avoid foreclosure - it is an all-around better solution.  Thanks for the information!

Tim you are right to be aware of what is hidden but my understanding is that the banks are aware of the impact of suddenly throwing their inventory on the market. Simply they have written these properties off already. I think it will happen slowly through the foreclosure by tax lien holders or townships' demanded action on vacant buildings. The banks or their servicers are not taking many properties given bank though BK and the handing over of keys and immediately putting them on their books. It will only happen when the issue is forced by a third party interest - This is my experience and opinion only. I view is finally things are looking up and we are starting to work through past missteps.
