Creative Solution Saved the Broken Window Deal

By
Real Estate Agent with The DiGiorgio Group

Buyers said, 'We're not closing, inspection items are not done!"

The players:

  • Out of state seller
  • The nearly worthless handyman the out of state seller hired
  • Unyielding buyers
  • Me

This was one of those deals where I never personally met the seller. He called me after reading my blog posts.  His home in Colorado was rented out to a couple of his college buddies, the seller now lived in New York.

There were lots of interesting stories about what buyers and their agents found when viewing the home.  But finally, we got under contract.

Inspection was performed, buyers asked for several items to be fixed.  Seller agreed, and hired a handyman.  I told him I'd be glad to follow up, make sure the handyman was doing his job, etc.  Seller said, 'No thanks - I trust this guy.'

When I got an email that the handyman was 'done', I went to check the work. And no, he wasn't done.  This was about 3 days before closing.  I notified seller, he got onto handyman, handyman notified seller again a couple of days later, that all work was 'done'.

Buyers did walkthrough 2 hours before closing.  I got a call, "Buyers won't close - the broken window has not been fixed."  I decided not to ask the seller to get his not-so-handyman back out there, I really wanted this to close on time.

I told the buyer's agent to plan on closing, hopefully on time.

Drove out to the house, and stared at the window until I figured that I could pop it right out of there without even the use of any tools.  Propped it up in my car and drove to a glass repair shop near the closing location.  Then, proceeded to beg them to fix the window right now.

And they did!

I brought the window with me to the closing, so the buyers could see that it was fixed, even if it wasn't back into where it belonged!  They looked at their agent and said, "Now THAT'S how you solve a problem!"

They didn't even make me go back out to the house to pop the window back in, but just took it off my hands.

You do what you gotta do.  Good work.  No sense loosing a commission over a couple of hundred in work.

Changing the way you look at real estate

Great job!  If people only knew what we have to do behind the scenes to get half of our deals closed they would not believe us!

Yeah for you - others may have made it into a major ordeal and delayed closing for everyone. Good thinking!

Tim - real estate is such a glamorous job, isn't it?  I recently was shoveling dirt up against the foundation of a house to make an underwriter happy. The fact that the seller's agent joined me - even brought the dirt in his truck - made me feel not so sorry for myself!

Gene - That has been my motto many a time.

Dan - True that. Which is why I think this contest is such a good one.

Karen - I'm just glad I figured out that I could remove that window.  I'm not real mechanical, normally.

Joan - I didn't go in there planning to do it, but it just came to me.  Whether from the angel on my shoulder or the other one, only the results told the tale!

Al & Peggy - I was just glad I didn't have to lug it up any stairs!

Joyce - Yup.  With only a couple hours to go before closing, it's not the time to mess around.
