Buyers said, 'We're not closing, inspection items are not done!"
The players:

- The nearly worthless handyman the out of state seller hired

This was one of those deals where I never personally met the seller. He called me after reading my blog posts. His home in Colorado was rented out to a couple of his college buddies, the seller now lived in New York.
There were lots of interesting stories about what buyers and their agents found when viewing the home. But finally, we got under contract.
Inspection was performed, buyers asked for several items to be fixed. Seller agreed, and hired a handyman. I told him I'd be glad to follow up, make sure the handyman was doing his job, etc. Seller said, 'No thanks - I trust this guy.'
When I got an email that the handyman was 'done', I went to check the work. And no, he wasn't done. This was about 3 days before closing. I notified seller, he got onto handyman, handyman notified seller again a couple of days later, that all work was 'done'.
Buyers did walkthrough 2 hours before closing. I got a call, "Buyers won't close - the broken window has not been fixed." I decided not to ask the seller to get his not-so-handyman back out there, I really wanted this to close on time.
I told the buyer's agent to plan on closing, hopefully on time.
Drove out to the house, and stared at the window until I figured that I could pop it right out of there without even the use of any tools. Propped it up in my car and drove to a glass repair shop near the closing location. Then, proceeded to beg them to fix the window right now.
And they did!
I brought the window with me to the closing, so the buyers could see that it was fixed, even if it wasn't back into where it belonged! They looked at their agent and said, "Now THAT'S how you solve a problem!"
They didn't even make me go back out to the house to pop the window back in, but just took it off my hands.
