How long will it take to get your home on the market?  There's a lot of "it depends" in the answer.

In a total best case scenario, let's say you've already decided to hire us without even interviewing us.  We sold your sister's home and she gave us the rave review, or you've been reading our newsletter for the last few years, maybe following our blog and you're comfortable that we know how to get the job done.  Let's also assume your home is absolutely rock solid and ready to go on the market right this moment with NO repairs or changes needed. 

When you call us you let us know you're ready to go, bring the contract, the sign, the lockbox and your camera!  We visit you, confirm pricing and about two hours later we'll be leaving with paperwork signed, key in the lockbox, pictures taken and critical information recorded.

6354 HastingsNow under this scenario, we COULD have you in both Cincinnati and Dayton MLS the next day, however, that assumes we don't prep a visual tour or our normal approach to photos and go with more of a plain jane approach.  That is NOT how we prefer to approach marketing your home.  We've got a very short window when your home goes on the market when the most buyers will be aware your home is for sale, and just maybe someone is waiting for a home JUST LIKE YOURS.  We want to blow their doors off right from the start with the full range of visual and written appeal to get them demanding their agent get them in ASAP. 

So typically we'll spend a couple of days perfecting photos, creating a visual tour, creating the story to go in the marketing remarks so as soon as your home is entered into MLS we can spiff up the entry and having your home looking primo to your prospective buyers RIGHT FROM THE START. 

And by the way, the MLS WON'T be the first marketing going out!  When we walk away from your home we'll have what we need to do a quick SNEAK PREVIEW blog post and we'll start putting Google to work advertising your home the same day!

From MLS entry, it will take about 2-3 more days to complete the full marketing campaign.  Full Internet syndication to a host of websites (realtor.com, remax.com, trulia, zillow and a bunch more), your webpage set up, brochures for your home and flyers on the sign.  At that point there will be absolutely no reason a serious buyer won't be aware that your home is for sale if it matches their needs.

Now let's go to the other extreme scenario.  You don't know us, and we're one of however many agents you're interviewing, and your home isn't ready to go on the market, or at least not by the "picky buyer" standard.

You complete your interviews and select us, NOW it's time to get down to the nitty gritty of getting your home ready for market.  We have to determine what you're willing to do, what you can do, and what you won't do.  And those factors DO have an impact on your list price.  The less you do to make your home move in ready, the lower your asking price.

So how quickly we can get you on the market is now up to you.  You'll have a list of items that we think MUST be done, and some that are NICE to have done.  We will NOT ask you to needlessly spend money on preparing your home for sale.  Everything we ask for is based on working with buyers and knowing what they want and what they don't want.  The key is you want your home to be show ready from the moment it hits MLS.

So it's up to you, how quickly can you get the preparations done?  As soon as you're ready, we'll be over with the camera, sign and lockbox and then we're back to the best case scenario, 2-3 days to have everything totally prepped to make your grand entrance into the home market!

Good morning Liz and Bill -- very well presented.   It really does "depend" on a lot of different factors when a property will be ready to hit the market and when given a choice I want that home to be as "show ready" as possible.  In addition to the marketing side that also means necessary disclosures ready for a buyer to review, preliminary title report, mandatory(and perhaps some non-mandatory)inspections completed.  It becomes a collaborative effort -- how soon do "we" want to present your home to the market.

John, Things are flowing well with no mental blocks :)

Michael, And that's exactly it.  It's a collaborative effort, and if we don't have what we need to be successful, part of our choice may be declining the opportunity to sell the home.  Now if someone is willing to compensate with price vs. condition, so be it, we can work with that and so can the buyers.  But we can't have the worst of both worlds and be successful.  Obviously our preference is pristine condition, priced well and with totally cooperative sellers.  In most cases that's what we have, and life is good :)

Ginny, We're literally started working with some sellers the year before actually going on the market.  They're not in a hurry, might have a fairly extensive list of things to do and not in a rush.  Their call, but we'll have an optimal date for them to be done to make sure they have as much edge on their competition as possible.

The "how long" question is a complex one with many "depends" responses, which you've outlined beautifully. It needs to be a team effort with lots of collaboration, but I certainly don't sacrifice speed over quality, and clearly you don't either.

Jeff, We're pretty direct with our sellers in that it will most likely take 3 days before we'll be ready to have it in MLS after taking pictures and doing the paperwork.  We want everything prepped so that minutes after the office admins entering into MLS we're adding the photos, the visual tour, marketing remarks, proofing the entry and getting it right.  The last thing we want is the buyers on an automated search to see is "Pictures coming soon" icon where the photos should be.  Get it right, right from the start.

Anita, Exactly!  And what we've learned for us is that time frame is a minimum of 2 days post picture taking.  Trying to rush that artistic process is not a good recipe.

Paul, Definitely don't want to miss that first impression.  I'm always baffled when a new listing hits MLS and 2-3 days later there's STILL not a single picture, or that a SINGLE picture is ALL there is.  You've GOT to be kidding?  You want to SELL that home, or just list it??

Liz & Bill what a great explanation, I am impressed, I like to have about a week or so in order that I can coordinate the Virtual Tour and the Marketing....makes a huge difference when you have everything lined up from the get go! I just sold a house in three days due to good preparation!

Very thorough explanation on how long it takes to get a home on the market BLiz.  Everyone is different when I do it too.  Just depends on how well the house is prepped and if everyone is ready to go...could be quick..if not could be longer.  Suggested :)!

Endre, Getting it right straight out of the chute is key.  You just never know who's watching and waiting.  Congrats on the quick sale!

Brenda, It definitely varies based on seller readiness.  We've had some with LONG waits, others ready the next day.
