The Right Way vs The Wrong Way: Choosing a Short Sale Listing Agent

Yesterday was made much more exciting than I ever expected a Monday to be here in Manchester NH. With every intent of writing a blog telling a story about how "WRONG" one of my Sunday showings went, I instead wrote about how well a SALE went that had started out so wrong. Solutions that saved the deal YOU MUST READ TO BELIEVE!!! It soon got picked up on the Daily drop and went featured late in the afternoon. I did not expect the loads of private messages I got from people. The one thing that was consistant was the desire to promote RIGHT over WRONG. There is too much negative news every day. There are too many agents that do not care and too many agents who who do care that Buyers or Sellers could save aggravation by using to begin with.

With some of the comments fresh in my mind, I am starting a new series simply named the Right Way versus the Wrong Way.

With SHORT SALES being part of our everyday Real Estate Market I find that this segment of real Estate is the one filled with the most "Wrong". It is so important that a Home Owner make teh right choice of who to list with as they may only get one chance at doing it right. Doing it wrong often leads to rejection and Foreclosure.

THE WRONG WAY

1. Listing your home with an agent that is Out of State

2. Listing your home because of a Flashy AD you saw on TV or in the paper.

3. Listing your Home with an agent who is "in-experienced" with Listing, negiotiating and Selling Short Sales.

4. Listing your home with an agent who will "Under Price" it to attract more buyers.

5. Listing your home with with a big name company becuase your perceive bigger to be better.

THE RIGHT WAY

1. List your Home with a LOCAL agent who is well experienced in your area.

2. Experience with short sales is more important than flashy TV or Newspaper ads. Choose an agnet who not only specilaizes in List Short Sales, but who will guide you through the process and get your sale approved and sold.

3. You should not be the Trial and error part of the learning curve where a new agent gets their experience in the world of short sales at your expense.

4. Your home should be priced at or just below market value. Homes priced much below market value can doom your short sale before it starts as banks usually will not approve short sales with such low prices. Listing or trying to sell too low could lead to a rejection of your sale.

5. You want to hire a well experienced agent. Remember bigger is not better, just bigger. You want an agent who will guide you through EACH step of the short sale listing and selling process. Do not get lost with big, get service with those agents who specialize in personal and professional service.

 

IN CONCLUSION If you owe more than your house is worth, if you are behind in your payments or if you have to move. A Short Sale could be for you. The most important tips is to list with an agent who is well experienced in listing, negotiating and selling Short Sales. If you live in NH, call me first. I had a prospect list with a "big box firm" because they had been in the area for a long time. Who did her file get assigned to at said big box? Yep, the part time agent with 2 months and ZERO transactions under his belt!

Thank you for the comment Doug, that happens often and is no justice for the home owner facing foreclosure. A home owners first choice of who to hire should be a good one rather than rushing into choosing by a big box name or how nice their commercials are.

Thank you for the comment Dick, I hear from so many sellers who chose the wrong company or wrong agent first and got declined, they often do not have enough time left for a "do over" or to relist and try again with the right agent. I hope to reach these home owners to let them know  there is a better choice and they only may have 1 shot at making the right one.

Under pricing Short Sales is my big pet peeve.  I was in one over the weekend that will never sell for the list price the agent choose.  It's in fantastic shape.  Would sell for at least $30K more than the list price.  Hard to explain that to a buyer.

Chris Ann I so agree, the latest trend is listing agents who have underpriced it refusing to let the interior bpo agent or appraiser in to value the home. They dont realize without this step, their deal is not accepted anyway.
