Just recently I took a new listing of an Albuquerque Home with a Basement. Now I know that doesn't seem like such a big deal, but actually it is. Basements are not a common theme or building practice here in the Albuquerque High Desert. With a quick check of our current available inventory of 3,913 residential detached homes only 77 or 2% had a basement. See this great home at 7109 Alexandria Albuquerque with a basement!
What I do not fully understand is WHY NOT? The soil is mostly sandy so it’s a breeze to excavate plus with the hot summers and chilly winters It would seem a good fit. It may have to do with simple costs of construction since it would require more concrete and more frame work to complete the task but it’s a common practice in other parts of the country. It may also have to do with the soil, maybe sandy soil is not a good idea with a basement. Settling issues? or Drainage Issues? Keep in mind however that an over abundance of moisture is typically not a concern around here since our average annual rainfall is only 8 inches, so I serioulsy doubt seepage is the issue. Obviously, I don't have the answers but plenty of questions.
So when I see a listing with a basement it really does attracts some added interest and curiosity. I think it is an excellent feature and maximizes the available footprint of most lots.

John, Congratulations on the new listing! It doesn't make sense why more people don't build houses with basements I would think it would keep the house cooler. Congrats again on the unique listing, I hope you sell it fast! --Krystal
Hi John - That's interesting. It's exactly the other way here - homes without basements are rare. Even the really old ones have cellars, although that's usually more of a great place to raise spiders than a positive feature. And congrats on the listing - sell it fast!
John, this home with a basement is surely going to go quickly, especially if there are not many! Around here if you don't have a basement, it is uncommon!
Hi John, nothing like a basement to create a man-cave - here on the East Coast they are definitely common-but they are definitely more expensive to construct-given the foundational requirements.

John, most buyers want a basement, especially if they have children. Seniors are not so interested as they want one level living. This listing is very nice with a great price and especially love ALL the kitchen cabinets.
John - basements are pretty rare here in Central CA too. But, I do have a basement in my home. It makes a great workshop and is perfect for wine storage. Congratulations on the listing.
John, after living in Kansas City MO, and Chicago IL. where almost all homes have basements then moving to Alabama was quite a shock finding out that very few home have basements...miss the security when the tornadoes come.
John, in our area the percentage of homes without basements has to be less than 1%. It is cheaper to go vertical than sprawl, but there is also the issue of lots not being that big either
This should be a hot, hot, hot listing John! Basements are great and expand your living space! This has to be a diamond in the rough.
John, I'm with you - why are basements so rare in our area? Like you said - especially with our summer heat. But, you may have hit the nail on the head with the cost to build with the additional concrete needed. I'm going to check with a few builders here and get some answers.
Does your area break out the above and below ground SF? Ours doesn't.
I laugh everytime I am in a part of the country that a basement is not the norm as my wife is always asking where is the basement. My reply (typically is... about 10 feet below the water line) lol
Good points though for your neck of the woods they are usefula nd should be more available more people woudl flock to them as well
John, Good observation and good question. If someone needs or wants a big home its much cheaper to build a basement home than it is all one level. We have a mixture of homes here, basements are plentiful and Ranch homes are hard to find. Flat land is hard to find is the reason. There are a lot of homes where the basements are not finished. What happens here is that they get a permit for a home and leave the basement unfinished so the county does not inspect that part and you don't get assessed for it either. Then they finish the basement and don't tell the county. lol Tons of homes like that here. Did they finish to code? Better have a good Home Inspector, not for code but for problems.
John, we don't have many basements here as well. I hope the basement on this Albuquerque home for sale turns out to be a big draw!
John - It's interested that so few homes in Albuquerque don't have a basement. We really don't have basements in our area either. It's too rocky and expensive to excavate in our area.
Hi John, a basement is a big deal. Here in Boca Raton,Florida we do not have basements, because of the water table.
I’m going to ask a couple of custom builders why the Albuquerque area has so few homes with basements. I am not sure why this would be unless it has something to do with the dirt / sandy soil compaction and foundation. When I find out I will certainly let you know.
