Arizona HOA Laws for Political and For Sale/Rent Changing on 8/8/12

 

HOA's have gotten to be quite the big business here in Arizona.  There are good things and sometimes not so good things regarding all the HOA rules and regulations.  It seems like every year the legislature must create new laws to protect both the home owners and the HOA's. This year was no different!

 

The AZ legistlature passed a law (HB 2471) which is effective August 8, 2012.  Here are the new laws:
 

  1. An HOA can prohibit the display of political signs 71 days before an election and 3 days after an election.
     
  2. The sum total of signage of all signs on a homeowners property must NOT exceed 9 square feet.
     
  3. An HOA can now prohibit real estate signs that are NOT commercially produced.
     
  4. An HOA cannot charge a fee for "for rent" or "for lease" signs.

Anna -- as far as laws relating to homeowner associations go, I don't find these changes too restrictive or out of line.  I am surprised about number 3 though -- no more hand made "for sale by owner" signs?

Anna - Reminds me of that ole 70's song... "Signs, Signs, everywhere is sign, taking us the scenery and blowing my mind.  Do this, don't do that can't you read the signs?????"  Our sister city Rio Rancho NM allows NO signs!  I mean none!  If one dares to put one in the ground you can kiss it good bye.  There is a fine for the first 3 they take and they give them back if you go get them.  After that you get to pay the fine and loose your sign and stand.  Cha - Ching$$

When we worked in Beverly Hills, we had to buy a sign tag for our signs in the commercial zone.  At the time it was $15 per tag, and each sign on the property had to have one...on a commerical building with lots of stores to lease, it added up as well as the commercially produced sign...love that someone would hand write a sign...very interesting set of rules. a

Anna, It reminds me of the saying..."Here's your sign!" They actually are reasonable, considering that many subdivisions here are so restrictive regarding their signage. I also agree that it should never interfere with someone trying to sell their home in order to move on in their lives.
