If you're planning on selling your property, an investment property or even a commercial or industrial unit. The most important words in real estate are declutter, declutter, declutter.
Yes, we know declutter is the buzz word these past few years, not a flattering word, but its a very important when selling.
The first thing we always suggest to clients when listing their property in Brampton, Ontario, is to remember there is usually three people going through your home during showings; the agent and two prospective Buyers. Make sure traffic patterns to doors, walkouts, entrance ways and points of interest are clear of obstructions. As soon as a Buyer feels like they have to move around objects and furniture to get to their destination, they think of the property as small.
One of the most important areas of your home is the entrance way. Remove hockey and basketball nets from the driveway, make sure there are no old newspapers and flyers laying around and add a pretty planter by the front door. Inside, put away excess coats, hats and sweaters if you use a coat rack. Also put away the pile of shoes and back packs.
To expand your counter space and make your kitchen and washrooms appear larger, clear counters of papers, small appliances and unnecessary items. Instead showcase the space with a pretty vase, bowl of fruit or rolls of towels.
Tidy up the work shop and storage areas in the basement, no room should be ignored, you want your property to say "there is lots of space here". Make the laundry room look as spacious and bright as you can, add a fun picture or plaque.
Start packing up your collections, books, DVD's neatly in boxes, you are moving anyway and it needs to be done. We want the Buyers looking at the layout and space of your property and remembering it, not your personal belongings.
Walk room to room and remove extra furniture pieces; think less is more, it opens up a room. Look at how builder's model homes, to get the visual of this idea.
Quick tip: If time is not on your side to get all this done. Grab boxes or garbage bags, (label them well though, so you don't throw them out by mistake), and put all the stuff laying around the house and things you need to go through in the boxes or bags. Just get the property cleaned up and show ready. Later when you have time to breath, go through the boxes and bags and eliminate what you don't need and pack what's left.
