What to do with a clepto

Ok here is a little tidbit from my one of my early client experiences in the biz...what would you have done?

I guess I had been selling for a couple of months when a call came in during my floor time for a rental.  I talked to this woman and convinced her that she should consider buying and scheduled an appointment to begin our search.  When she arrived, we conducted a search on MLS...I should have known there was something wrong with this picture when ALL of the properties she wanted to see were occupied (as a large percentage of homes for sale in this area are vacant).  I set up all of the appointments and we went on our way.  At the first home, she never left my sight as we I conducted the showing.  At the second house, however, the owners were clearly in the middle of packing and there were an array of things out of place.  She turned her back to me at the breakfast bar in the kitchen and I noticed that she suddenly thrust her hand into her pocket.  Keeping a watchful eye on her, she repeated the same action in the main portion of the kitchen.  I immediately said, "stop now!  What do you think you are doing?"  She replied, "well they're moving and it's not like they're gunna notice anything 'til it's too late anyway.  Just mind your business."  I was flabbergasted.  If any of you know me, you know that I am never speechless...and for the first time I can remember, I was...but only for a split second!  "You will put everything that you have STOLEN from these people on the counter NOW!"  She actually complied; thank God because honestly, what was I going to do?  Beat her up?  Call the police and if she actually stayed put long enough for them to arrive, be accused of enabling or being an accomplice?  I then told her that the showings were over and that she needed to find another Realtor to assist her as my license was still new and this deal was not worth losing my license; or freedom, for that matter.  After cancelling all of the following appointments, my Broker came into my office and shut the door.  She asked me what I had done and why the client was angry with me.  I explained to her that the crazy lady was a clepto. 

My former Broker wanted me to continue showing houses and pretend like it never happened...I should have known then that the relationship between us would never work.

Wow! The things we can learn from others experiences. Thanks for sharing. I don't know how I would have handled such a situation.

Wow.  Not only was your client a nutjob, but your Broker was too.  Good move on your part.

I am glad you stood up to both the buyer and the seller.

When I was new in real estate I had an agent tell me when they were new they stole

some soap on a caravan.  Can you believe that?

I would not have put her back in my car; and let her find her own way home.  Or call for backup.

I would have let her call a cab. If she didn't have a phone, I would have called for her. She would not be riding back to the office with me.

Good for you getting out of that office.

You did a great job handling that situation. My question, was she riding with you to the showing or did she follow you in her own car?

How awkward if she was riding with you. I probably would have made her walk back to the office. Your ex-broker sounds like a complete idiot. She should have patted you on the back for handling that weirdo so well. I wouldn't have been able to pack up my stuff quick enough :)

I am totally shocked by the reaction of your principal!! What real estate agent wants to be held responsible for items stolen by their client?? And to tell you that you shoul have just watched her better??? That would make you more liable! I think I would have sent out an email to give other agents a heads-up...no one needs a client like that. You certainly did the right thing!!

You did the right thing. Your old Broker was wrong and greedy to try to push you to be an accomplice to a thief. Leases only pay a few hundred bucks, that is not worth loosing your license & lively-hood. What on earth was he thinking?!

I would never thought any such a thing would have happened. It guess, when it comes to theives they have an idea, plan, or scam working at all times...that is including your Broker. It is so sad that peoples standards have lowered. Thanks for sharing

Wow! I don't know what I would have said to that buyer but I am sure it wouldn't have been nice. I would have switched offices instantly if my Broker wanted me to continue showing homes to her. Glad to see you didn't let a bad client or Broker influence your career.

Wow, that is incredible. I think it's good that you left that Broker, that is a risk I would not want to take with a buyer, ever. There is a difference between being a Professional and acting like a used car salesman.
