How Far Do You Have To Go?

Whether it's HGTV or a home improvement magazine, the advice remains the same.  When you are putting your house on the market, prepare it.  But how far do you have to go?  Some improvements may not be necessary because you do not get enough return on your investment.  Know what you should incest in.  Upgrading kitchen and baths is critical.  Granite counter tops and vanities return money.  Replace brass faucets.  They date the house.  Replace faucets and sinks that have lost their finish.  Replacing kitchen cabinets can be expensive.  Have them painted and you can get the same result.  They will look newer and trendier.  If the kitchen appliances are old, replace them.  It will be worth it.  Water heater leaking?  Replace.  Have the a/c checked and make sure it is in good condition.  Same with the roof.  Walls, floors and carpet need to be clean. Paint and shampoo if necessary.  Fix any plumbing or pool issues.  The whole idea is for the buyer to feel confident that the house is "like new".

 

So, when your Realtor is giving you advice on how to prepare your home for the market, listen to them.  They have your best interest at heart.  We want your home to sell just as much as you do.

Christine, great advice that all prospective sellers should take note of. By the way, I lived in Traverse City for 3 years and am still licensed in Michigan. While there, I was sales manager for Century 21.

This is all great advice, but the property being short saled generally has non of that going on. What do you do at that point is the question or does it really matter? Price is what will matter I believe.

GREAT deals will always win out over prepping your home.  This blog was more directed to homes that are in direct competition with non-distress homes for sale.  You are right, price will win out everytime if it is a good price.
