The Crawlspace Is Listed As Encapsulated...But Is It?

As with almost anything else in there are multiple ways to do and describe what you have done. There is full service and do it yourself service and somewhere in between. So when I looked at the listing for a recent home inspection and saw that the crawlspace was “encapsulated” I knew the claim was probably dubious at best. There are different company’s claiming that they install “encapsulation systems.”

Briefly, the purpose of an encapsulation system is to protect a crawlspace from moisture by using a vapor barrier on the floor and walls. This is accomplished by combining different system components such as high quality vapor barrier, vent closures, and conditioning systems for the crawlspace.

The pictures below show two different crawlspaces listed as encapsulated. The condition in each of the crawlspaces was very different.

The first crawlspace was wet, humid, and dirty.

So like anything else make sure you know what you are getting when someone sells you and “ENCAPSULATION SYSTEM” for your home.
