Private Investor Wanted to Invest in Commercial Building

I'm looking for private money to invest in an apartment building in Detroit. Investor would act as a silent or limited partner. Loan would pay back 9 to 10% annually on a short term five year balloon and be secured by the subject property. My goal is to purchase a new property every 12 to 24 months. This is a new venture for me but I have a top-performing commercial broker and commercial loan officer in the area that will be providing feedback to the private investor as to the feasibility of the project.

The building is in the Owen Park area of downtown Detroit. The approximate cost is $2.4 million and I am looking for an investor to put up 20%. In this case $480,000. I can provide a complete property offering, but I would require a signed confidentiality agreement before doing so. Let me know.
