Private Investor Wanted to Invest in Commercial Building

I'm looking for private money to invest in an apartment building in Detroit.  Investor would act as a silent or limited partner.  Loan would pay back 9 to 10% annually on a short term five year balloon and be secured by the subject property.  My goal is to purchase a new property every 12 to 24 months.  This is a new venture for me but I have a top-performing commercial broker and commercial loan officer in the area that will be providing feedback to the private investor as to the feasibility of the project.
