Who Really Cares About How We Market...They Only Want To See A Deposit

Does it really matter to a homeowner or builder how we market?  We provide listing presentations to homeowners and builders, and the delivery includes a myriad of methods that we use to expose their products.  Do they really understand what online marketing is and its importance?  Do they really care?

Most homeowners listen intently and say they are impressed, but the bottom line is they only care about selling their home.  They are more interested in “how many homes you’ve sold” than how you’ve exposed them.  That puts a crimp in many presentations by many agents!!

Builders care even less about what you do for marketing.  Our builders only want to hear from us when we have a check and a written agreement.  They don’t want to see ads; they don’t want to hear about showings or feedback.  They don’t care what anyone thinks or how impressed anyone is with the product.  They want nothing but the check and the written agreement.

Don’t think for a moment that the pressure is off because of that attitude from our builders.  The pressure is on full force.  When they only hear from us when a check is in hand, we are under the gun to secure that check in a timely fashion and consistently!!! 

Until every homeowner is tech savvy, the most important factor influencing a homeowner’s decision to list with you is how many homes you have sold in your area.  We may think differently about this…..it’s just my opinion!!

Hi Barbara... I totally agree with you about sellers not being at all interested in our market programs... however the "How many homes have we sold"...  I'm not sure I agree with that... I think all they care about fee and price... One low the other high... Who knows... I enjoyed your post and I thank you for written it and wish you a Happy Day...

At the end of the day, you're right.  They should also be concerned with your statistics.  Listings taken vs. listings sold.  DOM.  And, list price to sales price.

Richard and Beth.... I think it matters to every homeowner how many homes their listing agent has sold.... how many success stories....  we've closed many listings because of those charts and statistics.... I call it "catching a wave"....if you can catch that wave just once, you can ride it for a very long time....especially if you work hard to stay in position with that wave.....

Aimee.... and they ARE all concerned about that.... the top office holds that position if the effort is there.... marketing is important to US to make the phone ring.... the homeowner doesn't care about the phone ringing....that's not how they think...

Will.... that's the only sign they want to see....

Michael....that's all they care about, especially builders..... your marketing had better be worthy for your own benefit.... if your phone doesn't ring, you're dead in the water anyway....

Homeowners only care about hearing the word Sold Barbara :)!  Most don't really care unless...the first Realtor didn't sell the home.  THEN they want to know what happened IMO.  Usually it's price and marketing....mostly price :)!  Great post and another suggest for you :)!

Brenda..... pricing is key for the agent....but I don't think marketing matters to anyone except the agent....the agent is the one who needs that phone to ring to satisfy the sale of the listing.....

Harry....that's all they want....and builders even more so....

Barbara - Ditto!  Agree 100%!  I also have a "BUT"!  I do think it is important to report to the sellers how you are marketing, what you are doing, etc.  This is as much for us as them as it keeps us honest - actually doing what we have said we will do.  As usual, you are right on!

Clients want results.  How we get them is up to us.  Yes, marketing is vital to getting those results but so is reputation, knowledge, network, market knowledge etc.  We do present to clients information on our marketing, but we focus on the results, which captures their interest.

Hi Barbara.... I agree that we should give the seller a periodic schedule of what we are providing for advertising....I know for sure my builders don't care...they only care about the checks....hmmm

I agree that the bottom line for sellers is getting the home sold but I pick up a bunch of listings directly because of the type of marketing I do for their home.

Anita....yes, the marketing we do is a huge benefit to us....it makes our phone ring with the potential buyers for the property we are marketing; it attracts other potential listings our way; and it's another form of self promotion.... and there are many more positive results....but the seller doesn't care...just bring the check....

Hi Wayne and Jean..... the only goal of every homeowner is to get that home sold whichever way works best....and they don't want to think about that....that's our job...they don't know what's best....production statistics will close over marketing methods....
