April showers brought some positive news for the New Hampshire Real Estate Market.
Sales of homes in New Hampshire continued to rise according to the New Hampshire Association of REALTORS.
Home sales statewide rose 20.7% from 811 in Apri. 20122 to 979 in April 2012 ... The most April transactions since 2006! Sales from Jan-April were up 18%.
Sales in April ONLY rose in seven of the 10 counties, with only Coos (25 transactions) and Sullivan (24 transactions) seeing decreases of 10.7% and 2.9%, respectively. There was no change in Carroll (66 transactions.
In other counties, increases in home sales ranged from 3.6% in Strafford (87 transactions) to 43.5% in Grafton (66 transactions.). Sales increased 36.6% in Belknap (56 transactions); 29.5% in Rockingham (229 transactions); 28.4% in Hillsborough (267 transactions); 23% in Merrimack (96 transactions) and 11.5% in Cheshire (58 transactions).
Condominium sales were up 9% year to date statewide. In April only, sales increased in five of the 10 counties. There was an increase of 133.3% in Cheshire (from 3 to 7 transactions); 23.8% in Rockingham (from 63 to 78 transactions); Belknap 69.2% (from 13 to 22 transactions); Hillsborough 39.1% (from 69 to 96 transactions); and Merrimack 33.3% (from 15 to 20 transactions).
April sales of condominiums remained the same in Grafton (24) and Sullivan (1). Decreases in sales were reported in Coos down 100% (from 2 to 0); Strafford down 47.4% (from 19 to 10); and Carroll down 27.3% (from 11 to 8).
Median prices throughout New Hampshire remained weak. There was an average drop of 5% throughout the State. The median sales price fell from $199,900 in April 2011 to $190,000 in April 2012.
Coos County saw the lowest median home price at $50,000 - down 35.5% from April 2012. The highest median sales price was reported in Rockingham at $240,000 - a drop of 7.7% from 2011.
Increased median sales prices were reported in Carroll ($165,450 in April 2012); Strafford ($183,000); and Sullivan ($128,750).
Condominium prices continued to fall with prices dropping 4.5% statewide and 12% in Hillsborough county.
As we go into the summer market, there are positive signs in the market. There is more demand, interest rates remain low and homes are more affordable. Hopefully, all of these elements will lead to a health recovering housing market in the state of New Hampshire.
