Princeville Kauai condo (and house) + short sale update for the week of May 20th to May 26th

Aloha,

This was a busy “condo” week as 6 units finally closed, 3 went into escrow and 3 more came on the market with new low pricing. What’s also interesting is that not one unit, house or condo, reduced in price this week. Does that mean sellers are finally pricing realistically? Apparently at least 10 buyers thought so! Take a look at the offerings we have this week:

New Listings:
Ka’iulani 63 is on the market for $749K after selling for $810K in 9/09. This condo was also listed from 6/11 to 3/12 starting at $839K and reducing to $799K. Cliffs 4202, a short sale priced at $299K, is back on as a new listing. Selling in 9/07 for $590K, this unit was previously listed from 4/11 to 9/11 for $349K. This is a well maintained ocean view condo at an exceptional price. Don’t sit there and think on this one if ocean view living has been your dream. Plantation 1622, a Fannie Mae foreclosure, is priced at a very attractive $399,900. This is an upstairs, three bedroom unit complete with one car garage. It last sold for $755K in 10/06. If you are looking to for a principal residence, don’t hesitate on this one. If you are an investor, the Fannie Mae program gives first preference to homeowners then opens up to investors 15 days later. This one should go fast.

Contingent:
Short sale Sandpiper 203 is in escrow for the second time. This second floor condo was purchased for $370,500 in 7/04 and had a list price of $185K. Ali’i Kai 9G is showing as contingent priced at $244,900 after being foreclosed on by Freddie Mac on 12/11. Hale Honu 10A, a foreclosure, went quickly into escrow priced at $237,405. (Where did they come up with this price?) It last sold in 8/05 for $510K.

Sales:
Ka’iulani 76 was priced at $670K when it sold for $638K this past week. This townhome was purchased for $900,570 in 4/07. Short sale Sealodge F1 finally closed for $217K while listed for $229K. It sold for $600K in 6/05 and first went into escrow in 10/11. Not all short sales take this long – but obviously some do! Plantation 1211 originally sold from the developer for $470K in 1/06 and was purchased this time for $408K while priced at $429K. Pali Ke Kua 141 sold for $519,500 while listed for $529K. It was purchased for $205K in 1/99. Short sales Villas of Kamali’i 4 was listed for $595K when it sold for $550K after being previously purchased for $900K in 3/07. Hanalei Bay Villas 30 sold previously for $530K in 8/03 and closed for $620K while priced at $659K.

Under Contract:
Ka’iulani 48 went from contingent to under contract; an indication it should be closing soon. Selling for $1,502,610 from the developer in 9/07, this luxury townhome is now priced at $985K and does not appear to be a short sale.

Withdrawn:
After 950 days on the market at the same price of $262,500, Cliffs 1104 was finally withdrawn. This ground floor unit was purchased for $135K in 3/01. Sealodge B3 came on the market 4/24 priced at $425K and was withdrawn this week with a list price of $399,500. It sold for $160K in 6/99.

It’s really wonderful to see so much activity. There are 2 new Princeville home listings: one, Moae, which sold for $665K in 11/04, has been on the market since 2008 when it was first listed for $769K. Since then it’s been priced at $579K in 6/10 and also at $575K in 2/12 and is now at $584,900.

Emmalani, on the other hand, is a first-timer since selling back in 6/96 for $280K. Hard to believe homes actually sold for that amount, although back then it was probably considered expensive. Emmalani looks to be in great condition but it is a bit of a high traffic area. Take a look for yourself.

Thanks for the comment.  Yes, it is very exciting to see so many well priced properties.  Buyers and sellers are obviously seeing 'eye to eye" which is resulting in some wonderful opportunities for buyers to finally obtain their piece of paradise!
