How difficult is it to make an appointment?

I don't know about your client attempting to sell or rent his unit, but I know about mine.  If someone is looking to make an appointment  to see my client's unit, even in a moment's notice, someone needs to be available to answer the phone, take the appointment, and give the realtor the appropriate  showing instructions.  When my office Coldwell Banker- Buffalo Grove isn't open- , I hope and encourage other realtors to call me and make an appointment with my assistant or myself.    I don't ever want a potential client to pass by my listing just because they can't make and appointment. 

Yesterday, I was showing 6 rental units to my client.  I made the appointments on all of them.  We saw all of them but none of them met my client's requirements.   My client then suggested we see one more.  He gave me the mls sheet and the according to the instructions, I needed to call the owner of the unit and not the listing agent.    I tried  calling the owner but no one answered the phone all day.  I tried to reach the limited service listing agent, but he said he doesn't make the appointments and I should contact the owner.  He also said that he had no additional information on how I could reach the owner. 

What I learned from the day!

The client hired a limited service agency to put his home for rent or sale on the mls- but since no one could provide for us instructions to see the unit, the client really was  wasting  his money. 

My client rented another unit since we were not available to see this one unit.  How badly does the lessor really want to rent this unit?

I've had the same experience with one of these limited services listings. Very frustrating.

Judy be careful with some listings by the limited-MLS only companies out there.  I phoned one, and also had to make the appointment with the homeowner/seller.  That wasn't the only thing.  ALL services normally performed by a listing agent were now going to fall on MY shoulders if I sold this home.  Yep, arrange for all of the services and only receive half the commission for doing BOTH sides.  Twice the work and the seller thought that was just fine. Not on MY shift it's not okay...

A seller needs to ask a lot of questions when deciding what kind of service they would like from an agent.  When we say we are full service, we are telling them that we are taking on a huge job.  Availablilty to provide access is just one of those services.  It's vital that the property be seen to be sold.  You've made a great point.

Unfortunately this problems is not only in showing "limited service" listings in my area.  Since I've been around for awhile I know there are certain names that scream DIFFICULT when they are the listing agent.  Many don't return calls and always suggest and alternate showing time to accommodate their schedule even when you call days in advance.  They just don't seem bright enough to realize they are not helping the seller or themselves. Given a choice when setting up a buyers tour I will pick homes that can be shown without the hassle of a difficult listing agent...

Teresa- yes you are correct, its tough to do do twice the work for 1/2 the pay.

Elaine- Yes you are right- you need to be accessible especially in a buyer's market!

Sounds to me like that person must not be in a rush to get rid of the property.  You guys really have to take a lot of &%@# sometimes!

In Northern Virginia the LImited Service Brokers need to put a list together of what they do as well as WHAT THEY DON'T PROVIDE. Maybe now the owners will see the truth. It's not the law in Virginia.

Judy: In our local Spring Texas market we have a centralized showing service option. I set all of my listings up on the service. Of course there is a cost to it but it is well worth it. The showing service contacts the seller and schedules the appointment. They always email the showing agent four times for feedback. The seller can go to the showing service site and view all the feedback. Its a valuable service for listing agents, buyers agents, and the sellers.
