What to expect from a Buyers Broker on your next Palm Beach Purchase

It is great fun for many Palm Beach county buyers to search for the perfect home in any of our great cities. Visiting open houses, calling around to different Realtors to see various properties on the Net. Many buyers will make this mistake as being in their best interest.

But exactly who is that Realtor that they are calling loyal to?   You might just be surprised that their loyalty lies with the Seller unless you have a Buyer’s Broker Agreement with the Palm Beach county area Realtor.

By obtaining this mutual Agreement you will find someone to represent your best interests and assist you with the purchase of a local area home.   And this is at no cost to you as it is customary that the Seller pays the commission.   You will want to sign only on Agreement, and it is important that you make the decision to work with just one agent.   Having this agreement with one Realtor they can even represent you if you want to purchase a FSBO (for sale by owner).

Remember any Realtor can show properties, help with financing, explain forms, provide you information and monitor closing activities.

  • Expose you to the entire market including FSBO’s and auctions
  • Be totally committed to your side of the transaction   

 

Don’t forget that purchasing a home or condo will be one of the largest investments that you make.   Do you really want to take chances in not having a Realtor dedicated to your best interests?

Working with a Buyer’s Agent under a Buyer Broker Agreement is not just about looking at properties.   It is about promoting your best interests.   It is hard for many buyers to understand that the sales agent who has listed the home is responsible for selling the home with the best price and terms for the SELLER. FSBO’s are seeking to save themselves money not you.
