Recent market information showed a 6 percent increase in housing prices in the Manatee/Sarasota County areas over last year. The bottom of a market was I believe more than a year ago. A steady climb has started back in our pricing.
This doesn't mean we have regained what the market lost. Overall we are still looking at early to mid 2000 pricing.
In some cases areas are seeing higher pricing others lower. The great news is the market is climbing after years of decline.
We are looking at higher rent prices. Home construction is rebounding and higher condominium prices are rising.
There have been announcements about developers and builders snapping up vacant land along with new apartment complexes being permitted.
We have yet to see any sign of the so called "shadow inventory" deluging our market. In fact we are seeing inventory lower than it has been for more than five years.
