I hope everyone is having a great New Year.

In today's blog, I wanted to figure out what types of advertising everyone is using.  Being a commercial real estate agent is a bit different, but I'm still sending out letters to my clients in Edmonds, Lynnwood, Mukilteo and Mountlake Terrace.  

Obviously, the internet is a newer way of advertising but what ways have worked for agents recently?  Is everyone still doing a mail campaign with items of value?  Are people advertising in the local papers?  How effective has blogging been in capturing clients?  I know everyone reads blogs nowadays, but does it actually create solid leads?  Have people tried to buy online ads and keywords from Google, Microsoft, etc?  

Personally, my favorite type of advertising is when my past clients, friends and family refer me out to their circle of friends and family.  These leads are the best type of lead because other people are vouching for the type of service you provide.  This isn't always possible in the Multi Family circuit, but it has worked well for me with residential transactions with friends and family.

I would be very interested in hearing from everyone in the activerain family about their success and failures in marketing/advertising.  Conversely, if any buyers or sellers are ready this, what type of marketing/advertising works best for you?  Do you actually keep all the mail you receive?  Are cold calls effective?  What type of marketing would capture your attention?

Marketing Goods: Active Rain, CraigsList, writing for local newspapers and magazines, passing out business cards, networking with agents and at the Chamber of Commerce...

 

Marketing Bads: Telephone book, television ads (both are VERY EXPENSIVE!), buying leads..never again! Self-generation through past clients!

Henry-

Cold calls are not effective - but maybe that's just me. You're right on in that referrals are the best form of business -- in any industry. If that's not an option, my best piece of advice would be to make yourself findable when a home buyer is looking for an agent. So that means one of two things:

1)either blog regularly so that you appear for keywords matching your niche (for me I would search for something like Queen anne real estate agent) if I was looking for an agent. I'm not looking now - but I think I already know where to turn when I do take the plunge.

2)advertise online where home buyers are looking (of course I work for Zillow, so I have to mention that we are building a platform that will enable realtors to easily advertise on our site - http://www.zillowblog.com/zillow_blog/2007/01/agents_how_to_a.html). But there are many places to advertise. Google keywords are always a popular one.
