  • Curb appeal: Tidy things up and make it look pristine by landscaping and weeding the garden, cleaning up the pathways and adding decorative accents.
  • Clean, clean, clean: Remove stains from carpets, make sure the bathrooms and kitchens are immaculate.
  • Freshen up: Invest in new linens and towels. You want people to envision themselves in the space and an old comforter can be a reminder that someone lives there.
  • Colour: Choose one colour scheme and carry it throughout the house.
  • De-clutter and de-personalize: Take away personal photos and remove excess items that don't need to be there. 
  • Odours: Unpleasant smells from pets or from cigarette smoke can turn off potential buyers.

    Kathy, that is the very list we use to beat people over the head with.  I still will never understand how a realtor can list a dirty house and not recommend cleaning.

    Kathy, It's a good list but I'm not sure about one color scheme throughout the home.  I believe many people like color now.  I think it adds depth and life to a room.  Good points, though, and there can never be enough cleaning!

    Carole: I don't mean one color throughout the home, I meant one scheme...that is one of the things that I felt that she didn't really get and explain properly. For instance I meant take something you really love like a carpet in your living room and pick some of the colours in that rug and use those throughout the house. Don't paint every room a different color of the rainbow. In my own home I have brown, tiramisu, and coffee colours and various shades of turquoise. I even have some kiwi accents which look fabulous with the brown. All  used in different ways in different rooms. In my living room it is brown but I have a lot of turquoise accents and creams and taupes. Up stairs I used a variation of the turquoise in my bedroom with a subtle shade of blue/green and then added brown accents. Of course my kids room are not matchy poo with the rest of my house that would be too much. Really what I was trying to portray was a cohesiveness throughout.

    I mentioned in Kathleen Garvey's blog http://activerain.com/blogsview/331749/SPOTLIGHT-If-the-localwhich refers to this one that the mistake when doing an interview for me, was that I didn't approve the article before she printed it and I feel that some of my statements weren't portrayed acurately. That is a lessson I learned.

    Oh, do we need this...Realtors just go on the mls and look at what your competitors are listing and the photos...ugh.  It isn't hard to stand apart from the crowd... STAGING.
