I wanted to take this opportunity to give you a feeling of how good life can be in an area that has been called the Gem of the Sierra. This past weekend's storm was spectacular. At my house in Truckee it dumped well over 3 feet of fresh light snow, and the mountains have all been reporting over 70 inches at the top. That is great news.
I have been skiing every morning and the coverage is good for the beginning of the winter. Yesterday when they opened up Summit Chair at Alpine Meadows there where endless fresh powder turns for at least 3 runs and pockets of powder for the rest of the day. It was cold light snow that my Solomon Guns carved and stuck any turn I made. This is why i live here! I love winter time.
Real estate in Lake Tahoe and Truckee slows a little in the winter time, however in the ski resorts it picks up due to the mountain snow enthusiasm. There are currently 10 active listing in Squaw Valley and Alpine Meadows Ski resorts, 3 more in escrow with the highest being $2,995,000 in Hidden Lakes in Squaw Valley, and there have been 9 listings sold (lowest being $499K highest being 1,995 mil) since September. That is great news comparing it to the rest of California. So if you have anyone wanting to liven up their lives, turn a 1031 into a dream vacation home, this is an exclusive market to jump into--it is kinda like gold-- the reason it is valuable is because it is rair and won't ever rust.
