Can you just tell me the truth, and why is Fannie Mae listing with...

Yesterday was a frustrating day for me and for my buyer. My buyer had identified a home to purchase, we have been back twice, second time with a contractor as this is a Fannie Mae property. The agent sends automated feedback requests, and I have asked please let me know if you have any other offers.

I call yesterday to let them know I am going to be submitting an offer. First the phone number in the MLS goes into a message saying big company name relocation department, we will be closed for the Memorial Day Holiday and we will re-open on.... Did anyone notice that was days ago. I eventually track down a human being, who says Agent A is dealing with this property. Not the name on the MLS sheet. I speak to Agent A, asking about Agent C I spoke with before about the property and letting them know I am bringing an offer and am told I need to talk with Agent B.

I speak with Agent B, who says as this is a Fannie Mae property I need to submit the offer online via Homepath.com. Our Agreement of sale has space for all the parties to the transaction to be listed, but Agent B cannot tell me what office to insert and Agent C should be listed as the listing agent although he is different to Agent A who is on the MLS sheet. No mention of any other offers. I am verifying that the buyer has to pay all the transfer taxes, Yes. Can the buyer ask for a seller assist - Yes, you can ask for what you want. Still no mention that any other offers have been submitted. I call back and talk with Agent B again as I had some follow up questions after being on the Homepath site about addenda and supporting documents. We get everything verified.

I get the contract written up, meet with my client, scan all the paperwork, get the mortgage pre-approval updated, and go to submit the offer. Homepath is now showing the property as being under offer. Knowing this was a property that had been under offer before I call agent B again to see if this previous offer had not been cleared from the system and am told an offer was accepted this morning. In the conversation now, he says they had four or five offers and Fannie Mae just accepted one of them and it is verbal till all the Addenda have been signed. Our MLS still shows the property as Active, because Agent B has not had time to update the MLS. He also did not have the professionalism to let me know he had other offers, even though I had asked to be informed if any offers came in and had spoken with him several times in the morning. His answer to why he had not told me was it all happened this morning - do I believe they had five offers all submitted in one day and that a government agency moved that quick in making a decision.

Why is Fannie Mae listing with these companies? Is it because they are a large company that has a relocation division. Do they realize that the person listing the house probably has never seen it and does not care. Do they know that the people handling the transaction have no idea what they are doing...

Client frustrated, I am frustrated, still looking for a home to buy - lesson learned, ask the same question over and over again in different ways of everyone included in the transaction, and don't believe what you are told.

There are a few things going on here. Not defending the listing broker, but in Fannie Mae dealings, they are not really allowed to tell you that there are other offers. They do not know the status of those offers any sooner than it is posted on Homepath for all to view. Fannie Mae lists with brokers that have a high conversion rate of getting the listings sold. They may not be the best agents to deal with, but the process is not the best to deal with either. In most cases, the listing broker is paid little to nothing for simply putting these homes on the MLS. The agent that brings the buyer is the one that gets paid, and they do all the work. Good luck to your buyer. Hopefully you have more options than Fannie Mae properties in their price range.
