The Secret to Staging that Sells – from a Colorado Springs Home Stager

The Secret to Staging that Sells – from a Colorado Springs Home Stager. What’s the secret to staging a home that sells? A wise mentor who once worked for the greatest story teller of our generation, Mr. Walt Disney, revealed to me “its all about the experience”. What experience does your home create? How do you tell a compelling story when your home looks like the home that’s for sale down the street?

Take a cue from what’s on-trend in design. A tastefully collected, curated look rather than a perfectly matched suite off the showroom floor reflects a “lifestyle experience” that Buyers will daydream about.  Highlight your home’s features by using pieces that tell a story and feel as though they’ve been acquired over time. So, how do you tell your home’s story without looking like Grandma’s attic?

Reclaimed pieces such as this reclaimed elm wood and forged iron bench are touches that will give Buyers pause...and then admire those beautiful hardwood floors.

19th century botanical prints from over the pond, England, showcase what might be deemed as a somewhat ordinary fireplace

into what is now the pièce de résistance of the room.

Envision dinner with your family seated at this lovely table complete with 1940’s Blair dinnerware, ambient rattan-lantern lighting and…

oh hey, look at the view off the deck, is that Pike’s Peak?

 (see where my story's headed?)

The secret to staging that sells is this - tell a story of what life is like living in this home. It should be an experience that Buyers desire. Create the desire, and you’re certain to create an offer. This home created an offer in 33 days.

If you need help telling your story, please contact a certified, professional Home Stager. They’re expert home story-tellers and can make the difference between you sitting at home waiting for a Buyer, and you selling your home beginning a new story. J

Hi Kim ~ Selling a lifestyle is what good staging is all about!  In a home for sale, using pieces that evoke a lifestyle for the target buyer and that highlight the home's best features will get the job done :-)  Congrats on making this home look interesting, intruiging and fun.  Congrats on the Feature, too!!

Anna, why thanks! Consider it yours...

Thank you, Erica. I'm so glad you see the value. Hopefully, more sellers and their agents will view it as a marketing investment.

Hi Tammy! Please do, no, I haven't got them up yet...thanks for the reminder.

Thanks, Sharon. He was a genius at understanding what the consumer wanted even before they knew they wanted it!

Kim, Congrats on the feature! I love the idea of a home telling a story. My does that indeed! I've written blogs about it in the past telling what parts of my house came in a suitcase. I like when people stop and take notice. It's great you can do that for others!

I remember a stager telling me the exact same thing.  You would think I would know that, but I didn't.  Gorgeous pictures.

How cool, Ellen. I'd love to "take a trip" through your home, it sounds so fun!

Thank you, Gretchen. I use my share of mass produced merchandise, but i do try to mix it up and give quite a bit of thought as to how I can put a spin on the final design. Something that will touch that Buyer.

Ah, I hope you've been able to use that Stager's services. Thanks so much for coming by, Evelyn.

Hi Christine, it really should be a positive and memorable experience when a potential Buyer walks through a home. They have probably seen all ends of the spectrum. Hiring a professional Stager can be the "smoking gun" in your marketing plan; :)

Thank you, Praful. I'm glad you agree.

Thanks so much, Valerie. I know you're a pro at spinning great home stories!

Hi Kathy, I really appreciate the feature! It means a lot coming from a master home storyteller such as yourself!

HI Kim, congrats on the feature. You definitely can tell a "good story". When staging it is always wise to mix new and old to give that lived in feeling that pulls together a story to buyers. Nothing looks more stiff feeling than to use all new props and accessories that match like the old Sears catalogue double spread.

Love the bench...I use many for coffee tables too. I am with you, hate the matchy matchy stuff that furniture stores push. Well deserved feature!

Thank you, Wandanna. That's a nice compliment.

Michelle, so true. Even when that was in, my parents couldn't really afford it to buy a complete matched set, so I suppose I've never felt "at home" in that look. Plenty of us don't. Thanks for commenting.

Hi Shar, thank you, it weighs a ton and was broken when I first bought it, but I loved the character and colors so brought it home and pieced it back together.

Kim - Love the idea of telling a story, and in this story, the Home Sellers sold their home quickly, and lived happily ever after, thanks to your unique and beautiful staging!

Also love your unique approach to home staging.  I sincerely believe that gone are the days of perfect looking stages.  Buyers want to see a warm home where they'll feel comfortable, and not a perfectly placed and alligned show home, where they feel they can only look and not touch.  Love the direction you're going in, Kim - fantastic job.  (oh, and LOVE that cowhide...).

Hey Sally! Lovely ending. Thanks for your very kind words. I know you understand this concept well, my friend. I've seen your beautiful work and its jaw dropping. I agree with your "progressive" spin on staging. (...my bovine was a last minute add-on, do you think I'm getting typecast? :)

Kim,

Congrats on the well deserved feature.  You truly did tell a story with this home.  The before and after transformation of the fireplace was great.

I need to incorporate your story telling ideas into some of my marketing.  Thanks for the inspiration.

Thank you, Linda. The living room was a little space challenged, so keeping the color palette consistent helped widen a long, narrow room.

Hi Sondra, and thanks for coming by! It was great fun creating drama and setting up the story for this home. The fireplace beckoned for a little help, being the focal point of the room. Enlarging it visually with furnishings and artwork gave it a grander sense of scale. I appreciate your feedback.
