A Great Home Inspection!

So, my client is a buyer who I have known for quite a few years. A nice guy. The kind of client that you want to make sure only good things happens to him. He put an offer on a house that I believe would be perfect for him. Offer accepted. Moving on to the home inspection and… I was recommended by many agents in my office this particular inspector. He works for different companies in the past and is now the owner of his own. My client decided to give him and call and booked the appointment.

What a fantastic surprise! Carlos was all you would dream of the ideal inspector. He introduced himself to my buyer and immediately asked of my client to interrupt him if he was going to fast in any way (talking wise) or had questions or concerns.

Being a newer construction, the inspection went by quickly. It was a pretty straight forward house built by quality builders.  However, our home inspector was seeing the big picture and even pointed out a few important information that my client should know if he decides to finish the basement or add-on or… you get the picture.

How refreshing to find an inspector that doesn’t make or break the deal but says it like it is!

Of course, one situation is different from one buyer to the next. One may think “THIS is a problem”. Another will say “I can deal with that”. The other one will say “It can be fixed”. But, this is up to the buyer to decide. The home inspector is there to… well, inspect and report. And our Carlos Costa did just that. Just like I envisioned our Jay would do.  Simple, maybe expnsive but worth every penny of it!

And Lydie, an inspection (or worse, lack thereof) can MAKE OR BREAK a deal far too often! I love a great inspector and one that doesn't take hours upon hours with small talk. I am there for all of my inspections because it really teaches me something and I am there hearing it right along with the buyer(s). It makes a huge difference if I'm also representing the sellers in trying to explain things.

Money VERY WELL SPENT.

(And you gotta love Jay!)

Good home inspectors are very valuable.

Putting into perspective what the issues if any are, is invaluable.

We always give our clients the name of three inspectors if they do not already have one.

Fortunately, we feel comfortable that any of the three will be an asset.
