After months of looking for the perfect home, my Buyers found a great deal in this single family home in Herndon.  They saw it the day it hit the market, priced at $335,000.  And while a lot of cash buyers would think, "Let's offer less than list," my Buyers knew better.  This was a home that had three showings that day besides ours.  And they knew better than to wait to make an offer.  We got a full price cash offer together ASAP and in the hands of the Listing Agent.

We were told there were offers slightly higher, but our cash offer had only a home inspection contingency.  There was no appraisal contingency.  And obviously no financing contingency.  We were able to settle as quickly as the Seller wanted.  

The home appealed to my buyers for its spacious interior with four bedrooms and two full bathrooms, and a big, beautiful fenced back yard.  An added perk, which we didn't know at the time was the pet squirrel that came with the home.  Apparently the Seller's daughter had been hand feeding a squirrel for a long time.  When leaving after the home inspection, we finally realized why there was a box of peanuts by the front door as we walked outside and the squirrel actually approached us.  How cool is that? 

This Mississippi Drive home in the town of Herndon settled on May 31, 2012 for $335,000.  If you are looking for a place to call home, give me a call.  I doubt we'll find a place with a pet squirrel, but we'll find something to tickle your fancy.
