Wayland MA - Home Sales and Prices Up in April!

The Wayland (MA) market continues to be positive!

Currently there are 94 single family homes for sale in Wayland; last year at this time there were 113. Sixteen of the 94 active listings already have accepted offers and are being shown only for backup offers until contingencies have been fulfilled. Current list prices range from $214,900 to $14,900,000. The good news for buyers, and for sellers who plan to move up or down-size in Wayland, is that median and average list prices are lower than last year at this time.  The median is $659,749.50; the average is $1,082,143. With interest rates unimaginably low, this has to be a great time to buy a home in Wayland!

Sales Pending: There were 21 single family properties that went pending in April, up from 15 in April 2011 and also up from 15 this past March. These pending sales will close in the next month or 2 and sale prices will be known upon closing.

Closed Sales April: There were 14 closed single family home sales in April up from 11 in April 2011. The median sale price was up 42.2% - $603,667 compared with $429,500 in April 2011. This does not mean that every house appreciated by that percentage, but it does mean that buyers are buying again in the higher price ranges.

Year-to-date Sales: Year to date sales and prices continue to increase over last year. There have been 50 closed sales in 2012, up from 26 for the same period in 2011. And sale prices are up 16.8%. The median sale price to date is $454,900; it was $531,500 for the same period in 2011.

Condominiums/Townhouses – Closed sales of condos in Wayland were also up in April and year-to-date over last year for the same period, and there are also fewer currently for sale. Click here for the April update from the Greater Boston Real Estate Board which also includes data for condominiums.
