Can We As RE Professionals Afford To Pick and Choose Our Clients?

As I've aged or hopefully matured over the decades I'm at a point in my life and career where if I don't get warm fuzzies with a person/s I'm dealing with I will just choose not to deal with them. Call it crazy but I've fired or declined more clients and projects in the past 5 years or so than I've actually taken on. Has it affected my income? Perhaps. But do I really care? Not really.

There was a time when I would bend over backwards for every nickle. When your're raising a family, paying for a mortgage/s, putting food on the tabe, healthcare, college educations, trying to build a financial portfolio that you hope will carry you through the rest of your life, et.al. you often have to bite the proverbial bullet and just suck it up. 

But as I enter this next phase of my life or as it's often referred to, "Golden Years", do I really want or need the stress, pressure, anxiety and all the other negative emotions that makes one churn and turn and have sleepless nights? I don't think so. That's when it's time to pass the wand onto those young and up and coming RE Whipper Snippers. 

I'm at an age, 66, where a lot of folks start stepping out of the work force altogether and begin thinking about those golf outings, fishing trips, spending more time with the grandkiddies, traveling and/or otherwise just enjoying one's leisure time. I actually tried to retire in '07. That lasted about 6 months.

But I don't golf or fish. Nor do I have any hobbies i.e. working in the garden, woodworking, painting , sculpter, ete.  I surf and play beach Bocce Ball, bicycle, walk the sandy beaches of San Diego with my lovely wife of 37 years, travel and spend lots of time with the Grandkiddies. I guess those could be considered hobbies.

But at my age I can only last a couple of hours a day in the surf which leaves me with about 12 to 14 hours a day to spend doing the things I like to do. So aside from hanging with family, indulging in a backyard Barby, tossing back a couple of cool ones  and tasting a few fine wines I have a lot of extra time on my hands. Ya think?

So what do I like to do with that extra time? I like to have FUN making money! However, that stated, I'm very selective about the type of clients I take on and projects I get involved with. I want it to be a happy, fun and rewarding experience from both a wholesomely personal and financially benefical point of view.

I'm not so polyanna as to assume that there will never be glitches,  the occassional deal from Hell or other negatie experiences no matter how selective you try to be at picking and choosing your clientele. I'm just saying that when folks find themselves getting heatet up and their blood pressure starts rising it's time to fall back and regroup. Like my Dear Father used to say, "Run Your Job. Never Let Your Job Run You". That's probably the single best piece of advice I've ever had and I've tried as hard as I possibly can to live by that credo most of my life.

It's not always about the money. In fact I can remember some pretty desperate times when it was glaringly obvious that I really needed to close the deal so I could put some food on the table but instead ended up getting worked by my client and/or blown off all together because they could sense the sense of desparation and feel the chemistry and it was a turn off to them.

I guess where I'm going with all of this is that if I can pass along any advice to the up-and-comings in our great profession it would be another adage my Father taught me very early on in life. When you feel yourself getting that sense of panic or anxiety, anger and other negative and destructive emotions starts getting the best of you Just learn how to step away for a moment, take a few deep breaths and "Give It The Light Touch" or yell to the top of your lungs...............NEXT!! It feel soooo good sometimes.

You should consider yourself fortunate to be in a financial position where you can pick and choose clients.  Not everyone has that benefit.

John, when I first got into real estate, I did not pick and choose whatsoever. In time, I burned myself out and only when I realized that I needed to be more selective did I regain the "mojo" I once had. Now I think the main reason Bob and I have been working together successfully as a team all these years is because we screen everyone during our initial consultation and only work with clients that we want to work with. :)

John, 

I love this wisdom.  We've used it from the beginning of our real estate career and are even smarter today, 10 years later.  It just doesn't make sense.  We are not a fit with some folks, others have expectations (ie price points) we just can't meet, and some are just too cheap, which doesn't fit our service we provide.  

We smile, thank them for the opportunity and move forward.  It's a fabulous feeling to know you know who you want and don't want as clients.

Hey John, I'm with ya.  Whenever someone asks me "when are you going to retire?" I tell them my retirement skills suck.  I am very fortunate to be working referral only and it is actually keeping me busier than I want to be, but the quality of client is over the top!  Sure, there are sucky deals (I won't go into detail about lenders, appraisers and why the heck we don't have docs for an 11:30 closing today), but it's always going to be that way.  I have limited time on the planet and I don't want to waste one moment of it on some ingrate whose mission is to make my life miserable.

Lloyd, I've come to realize that picking and choosing actually gets you more deals from a more qualitative clientele. I'm not trying to be an alouf snob. It's just that working with folks that you have good vibes with just makes a deal jell so much easier.

In my opinion, we can't afford NOT to be picky with our clients.  Early in our careers we would work with anybody because we didn't know any better. 

Today, like you, we have turned down many potential clients that weren't the right fit.  Great post and I couldn't agree with it more!

And when the buyers I met with on Tues. told me they didn't want to sign my buyer rep agreement and thought it was in their best interest to work with more then one agent . . . yup, NOT worth my time.

Sometimes it becomes a business decision as well.  Too many buyers waste our time and gasoline that are not loyal. You have to pick and choose to survive or you won't be able to prospect for clients you can close.

Carla, Buyers are liars and Sellers are worse. NOT.............However, actually many clients don't always play by any ethical code of conduct. It's those that don't warrant a good RE Professionals time, effort and loyalty. I like hangin with the good guys. It just makes the effort so much more fun. Thanks for your comment

Ruthmarie, very pretty name. I have a Genelle Marie and a Kari Marie (daughters). I love the way it flows with so many other names. Time and gasoline is truly our most costly overhead and it can be so savagely wasted if we're not prudent about how to use it. Thanks

Short answer is YES!  I routinely interview callers inquiring about my services to see if they fit my management portfolio and if they do not, I refer them to another area property manager.

I know I have passed on some clients to other agents when I didnt think that they would work well with me. Sometimes you just know that the person you are talking to is not the type of person that you want to work with. Life is to short to be working with nasty people acting jerky!

Some customers are just not worth the effort of working with them.  I don't care if they will be selling a million dollar home.  My well being is more important to me than the money I would receive.

John, I'm with you!  I just joined the "Get a Life Club".  I'm enjoying my fiance, planning a really fun wedding, and working with people who pass the Fun Test.  I'm lucky, because house prices are so high in this market I only need to do a few each year to make it work.  Oh, and there is more time to blog!

Rosalie, believe me not only is life to short but the older you get the faster it goes. So you might as well just enjoy with those you love to associate with.

Evelyn, You're spot on about that. I'm not impressed by he value of a clients property. In fact some of my nicest and most gracious clients were Manufactured Home owners trying to off a $50,000 MH. Members of "The Greatest Generation" are just that...............GREAT!! I'd sooner help a dozen kind and freindly MH clients as opposed to one stick in the mud ole grouch with the multi-million dollar mansion. 

Patricia, are you stalking me? LOL! Just kidding. Nice hearing from you again. I just replied to a comment you left on another thread about you going for your PHD. Love the "Get A Life Club" Can I join? Glad to see you have your priorities in order. Nothing more important than finding Mr. Right and planning your life together. Hope I can pass the FUN TEST cause I'm making you an associate. I just plain like your ALTITUDE:)

This has been a lot of fun hearing from a lot of folks who share my sentiment. I guess you'd never know from the tone in my post that I was just venting off some steam from a rather ugly encounter. Great to have the empathitic moral support. LOL!:)

I'm having to much fun with the new watchamacallit I just started using :) :) :) :). Almost don't need to do LOL anymore.

Ah Sandy, Venura!............One of my very favorite surf spots. I love to surf California St and Rincon whenever I get North bound. Love the Ventura Coast and Northward. If I wasn't so nestled into the SD culture I'd be there no doubt. Lot's of very fond memories of my younger more advernturous days in your neck of the woods. Thanks for the comment.
