SHOULD YOU LIST YOUR HOME ON THE SOFT MARKET?

I have a client who is in a high-end home here in The Woodlands.  They are building a new home and are not necessarily ready to place their home on the market "officially".  However, The Woodlands is experiencing a boom with all of the high level executives relocating to our area.

When they approached me with the question of when to "officially" list their home, we discussed some creative alternatives for them.  One of those of putting the home on the "soft market".  Let me explain a bit more.

Because the executive-type home is in demand, agents all over town are exhausting their efforts to find the perfect home for their clients.  A group of top producing agents in The Woodlands have now formed an informal networking group to let one another know of homes that may go on the market or homes like the one I discussed above that should the right buyer come along, the seller might go ahead and consider selling.

The key to the success of this tactic is networking with other agents in the area that you know handle a lot of relocations.  We are seeing homes sell before they even hit the market right now.  The agents like this as they are able to show their clients these hidden treasures.

Here are some tips for Seller's who might be considering the "soft market" here in The Woodlands:

  1. Get the home ready BEFORE you are prepared to do this.  Paint, freshen up, repair, etc.
  2. Have some good pictures and a virtual tour done in order to send the link to the other agents.
  3. Have your Realtor prepare a comprehensive Comparative Market Analysis in order to know how to price your home.
  4. Choose a time to open your home for a private Broker Open House by invitation.
  5. Have a plan of where you will move should your home sell quickly.

Thanks Adrian and Elite.  I will be interested in seeing how well this home does marketing it like this.  I will certainly report back with the results.  I have a feeling that it will be highly successful.  Other agents here are raving about it.

Great advice Paula and helping sellers understand how desireable is is a great tactic. Helping them be prepared to sell their home even though it is not marketed in the more traditional makes a lot of sense.

James, glad to hear that your market is doing well too. It is nice to see after we have all gone through the leaner times.  I think it will always help to keep us humble though.  We are seeing this market completely sky-rocket right now.  Loving it.
